NOTICE OF DECISION
Please take notice that the Borough of Barrington Planning Board of Adjustment ("Board") has granted an application for development filed by Warren Wright ("Applicant") regarding real property with a street address 1016 Warwick Road and designated as block 113, lots 4 & 5 on the municipal tax map. The property is currently improved with a single-family dwelling and associated improvements including a two-story detached garage. The Board granted bulk variances to permit the conversion of the existing detached garage to an accessory dwelling unit (ADU) to be occupied by the Applicant or his family only.
The Board approved the following variances under the municipal land use ordinance:
1. Section 360-15.1(D)(2) – maximum living area for ADU: 40% of living area for primary dwelling unit, up to a maximum of 600 square feet permitted; 847 square feet approved;
2. Section 360-15.1(D)(3) – minimum setback for detached ADU: 20 feet from property line required; 4.8 feet approved;
3. Section 360-15.1(D)(13) – no window in an ADU that faces another residential property may be located within 20 feet of a property line; 4.8 feet approved;
4. Section 360-17(A)(2)(c) – maximum square footage for detached garage: 450 square feet permitted; 692 square feet existing; 847 square feet approved; and
5. Section 360-17(A)(2)(c) – maximum height for accessory buildings: 16 feet permitted; 16.5 feet approved.
The Board granted this application on October 27, 2025 and its decision was memorialized in a written resolution that the Board adopted on December 15, 2025. A copy of the memorializing resolution is filed in the office of the municipal administrative officer. A copy is available to any interested party for a reasonable fee and is available for public inspection during municipal business hours.
