NOTICE OF DECISION
Please take notice that 10 Mt. Vernon LLC ("Applicant") has filed an application for development with the Borough of Haddonfield Planning Board ("Board") regarding real property located at 10 E. Mount Vernon Avenue, designated as block 131, lot 1.04 on the municipal tax map. The Applicant seeks preliminary and final major site plan approval permitting it to demolish the existing building and construct a new mixed-use flex building, with an office on the first floor, and a total of four apartment units on the second and third floors.
The Applicant seeks approval of the following variances under the municipal land use ordinance:
1. Section 135-38E(10)(f) – in the D(2) zone, the side yard setback shall be a maximum of five feet. The Applicant proposes a side yard setback of 18 feet on one side.
2. Section 135-38C(4)(c) – a minimum area of window and door openings on any wall shall be 30% of the area of the wall. The right elevation proposes 26.11%.
3. Section 135-38C(7) – at least 50% of the building's front façade at ground level must be located along the setback line. The front façade may be interpreted to face the side lot line in which case this requirement is not met.
The Applicant also requests any additional variances, submission waivers, additional exceptions, design waivers, de minimis exceptions, interpretations, modifications of conditions of prior approvals, continuation of any preexisting non-conforming conditions, conditional use approval, other approvals reflected on the plans (as same may be further amended or revised from time to time without further notice) as may be determined to be necessary during the review and processing of the application by the Board and its professional staff, and permits requested or required by the Board at the public hearing.
This application shall be considered by the Board at a public hearing on January 6, 2026 at 7:30 p.m. in-person in the Borough Hall Auditorium, 242 Kings Highway East, Haddonfield, New Jersey 08033, at which time you may appear either in person or through an attorney and present any objection that you may have to the granting of this application. A copy of the application and supporting documentation is on file in the Board's office located at located at 242 Kings Highway East, Haddonfield, New Jersey 08033 during regular business hours.
