NOTICE OF DECISION
Please take notice that the Borough of Collingswood Planning Board of Adjustment ("Board") has granted an application for development filed by James Doback ("Applicant") regarding real property with a street address 267 Harvard Avenue and designated as block 19.03, lot 36 on the current municipal tax map. The property is currently improved with a two-story dwelling, detached garage, and associated improvements. A portion of the detached garage is fit out with a 238 sf sitting area/playroom and a home office, each without plumbing, gas or HVAC facilities. The Board approved a D(1) use variance to permit a sitting area and home office within an accessory structure, which is not permitted by ordinance.
The Board also approved the following variances under the municipal land use ordinance:
1. Section 141-45(B): minimum setback for accessory structures: 5 feet required; 3.24 3.42 feet existing and approved (living area in detached garage); and
2. Section 141-45(C): maximum gross floor area for accessory structure: 500 sf permitted; 730 sf existing and approved.
The Board granted this application on November 24, 2025 and its decision was memorialized in a written resolution that the Board adopted on December 22, 2025. A copy of the memorializing resolution is filed in the office of the municipal administrative officer. A copy is available to any interested party for a reasonable fee and is available for public inspection during municipal business hours.
