NOTICE OF DECISION
Please take notice that the Borough of Haddonfield Zoning Board of Adjustment ("Board") has granted an application for development filed by Michael and Julie Cancila ("Applicant") regarding real property with a street address of 412 Lakeview Avenue and designated as block 55, lot 1.02 on the municipal tax map. The Board granted bulk variance approval to permit the construction of a new third story, above the existing two-story home, as well as a new second story onto the existing one-story rear addition.
The Board also approved the following variances under the municipal land use ordinance:
1. Section 135-32D(2)(b) – minimum side yard setback (one side): 10 FT required; 6.85 FT side yard setback exists; 6.85 FT approved for the third floor addition.
2. Section 135-32D(2)(c) – minimum side yard setback (both): 20 FT required; 14.58 FT exists; 14.58 FT approved.
3. Section 135-32D(4)(b) – maximum building coverage: 25% permitted; 29.7% existing; 30.5% approved
The Board granted this application on November 18, 2025 and its decision was memorialized in a written resolution that the Board adopted on December 16, 2025. A copy of the memorializing resolution is filed in the office of the municipal administrative officer. A copy is available to any interested party for a reasonable fee and is available for public inspection during municipal business hours.
