NOTICE OF DECISION
Please take notice that the Borough of Haddonfield Planning Board ("Board") has granted an application for development filed by 10 Mt. Vernon LLC ("Applicant") regarding real property with a street address 10 E. Mount Vernon Avenue, designated as block 131, lot 1.04 on the municipal tax map. The Board granted preliminary and final major site plan approval for the demolition of an existing building and the construction of a new Flex Building (1st floor office and 4, 2-bedroom apartments on the 2nd and 3rd floors), a parking lot, stormwater management, utilities and lighting.
The Board also approved the following variances under the municipal land use ordinance:
1. §135-38E(10)(f)- the maximum side yard setback is 0 ft. to 5 ft. The board approved a side yard setback of 18 ft.
2. §135-38C-establishes general standards for downtown districts, particularly regarding the design of the building:
a. §135-38C(4)(b) states that the minimum area of window and door openings on any wall shall be 30% of the area of the wall. The Board approved 26.11%.
b. §135-38C(4)(b) states that, for commercial uses or walls facing streets, the glazed area must be greater than 70% The board approved a glazed area of 38.18%.
c. §135-38C(7) states that at least 50% of the building's front façade at ground level must be located along the setback line. The Board approved the front façade facing the side lot line.
The Board granted this application on January 6, 2026 and its decision was memorialized in a written resolution that the Board adopted on March 4, 2026. A copy of the memorializing resolution is filed in the office of the municipal administrative officer. A copy is available to any interested party for a reasonable fee and is available for public inspection during municipal business hours.
