NOTICE OF DECISION
Please take notice that the Winslow Township Zoning Board of Adjustment ("Board") has granted an application for development filed by Multani and Sons LLC ("Applicant") regarding real property with a street address 518 Main Avenue and designated as Block 102, Lots 2 and 5 on the municipal tax map. The Board granted minor subdivision approval for a lot line adjustment between these two lots. The existing improvements will be entirely within Lot 2 (to be known as Lot 2.01) and a new, single-family home will be constructed on Lot 5 (to be known as Lot 5.01). The Board also granted a use variance to permit the construction of a single-family home and shed on proposed Lot 5.01, where a residential use is not permitted and to permit the existing single-family home on lot 2 (to be known as Lot 2.01).
The Board also approved the following variances under the municipal land use ordinance:
1. Section 294-13 requires a minimum side yard setback of 30 ft. Side yard setbacks of 16.2 ft. on the west side of Lot 5.01 and a side yard setback of 18.8 ft. on the east side of Lot 5.01 were approved;
2. Section 294-13 requires a minimum side yard setback of 30 ft. A side yard setback of 11.1 ft. on the west side of Lot 2.01 was approved; and
3. Section 294-13 requires a minimum rear yard setback of 5 ft. A rear yard setback of 2 ft. on Lot 2.01 was approved.
The Board granted this application on February 11, 2026 and its decision was memorialized in a written resolution that the Board adopted on March 11, 2026. A copy of the memorializing resolution is filed in the office of the municipal administrative officer. A copy is available to any interested party for a reasonable fee and is available for public inspection during municipal business hours.
