NOTICE OF DECISION
Please take notice that the Borough of Audubon Joint Land Use Board ("Board") has granted an application for development filed by Train Station Dental, LLC ("Applicant") regarding real property with a street address 40 East Atlantic Avenue, designated as block 156, lots 1 & 2 on the municipal tax map. The Board granted preliminary and final major site plan approval, as well as a D(2) use variance and bulk variances, to permit a 1½ story addition to the existing building. The addition will consist of 710 s.f. on the first floor to provide more space for patient treatment rooms and a hygienist space and 206 s.f. on the second floor for additional office space.
The Board also approved the following variances under the municipal land use ordinance:
1. Ordinance Section 113-382(3)b.1 requires a minimum front yard setback of 20 ft. A front yard setback of 12.79 ft. to East Atlantic Avenue was approved;
2. Ordinance Section 113-382(3)b.3 requires a minimum rear yard setback of 25 ft. A rear yard setback of 4.17 ft. from the railroad right-of-way was approved; and
3. Ordinance Section 113-382(3)c.2 permits a maximum impervious coverage of 40%. Impervious coverage of 62% was approved.
The Board granted this application on February 11, 2026 and its decision was memorialized in a written resolution that the Board adopted on March 11, 2026. A copy of the memorializing resolution is filed in the office of the municipal administrative officer. A copy is available to any interested party for a reasonable fee and is available for public inspection during municipal business hours.
