NOTICE OF DECISION
Please take notice that the Borough of Haddonfield Zoning Board of Adjustment ("Board") has approved an application for development filed by Winchris Developers LLC ("Applicant") regarding real property located at 627 Warwick Road and designated as block 64.09, lot 8 on the municipal tax map. The property is located within the R-3 (Residential-3) zoning district and is currently improved with a one-story, single-family dwelling. The Board approved Applicant's request to add a second story addition onto the existing dwelling.
The Board granted the following variances under the municipal land use ordinance:
1. Section 135-28D(2)(a) requires a minimum front yard setback (Warwick Rd) of 42.46 ft. The existing front yard setback is 41.8 ft. The second story addition will also have a setback of 41.8 ft., less than the required 42.46 ft.
2. Section 135-28D(1)(d) requires a minimum lot depth of 125 ft. The existing lot depth is 85.91 ft. Existing nonconformity. No change is proposed.
3. Section 135-28D(2)(b) requires a minimum single side yard setback of 18ft. The existing single side yard setback is 6.4 ft. Existing nonconformity. No change is proposed.
4. Section 135-28D(2)(c) requires a minimum combined side yard setback of 40 ft. The existing combined side yard setback is 14.3 ft. Existing nonconformity. No change is proposed.
5. Section 135-28D(4)(a) permits a maximum building coverage of 18%. The existing building coverage is 22.4%. Existing nonconformity. No change is proposed.
6. Section 135-28D(4)(b) permits a maximum impervious coverage of 28%. The existing impervious coverage is 36.7%. Existing nonconformity. No change is proposed.
The Board granted this application on February 17, 2026 and its decision was memorialized in a written resolution that the Board adopted on March 17, 2026. A copy of the memorializing resolution is filed in the office of the municipal administrative officer. A copy is available to any interested party for a reasonable fee and is available for public inspection during municipal business hours.
