NOTICE OF DECISION
Please take notice that the Cranbury Township Planning Board ("Board") has granted an application for development filed by Cranbury Senior Apartments, LLC ("Applicant") regarding real property with a street address 1274 South River Road and designated as block 5, lot 16.01 on the municipal tax map. The Board granted final major site plan approval to demolish the existing buildings and construct a 60-unit, age-restricted (55+), 100% affordable housing development, along with parking and associated site improvements.
The Board also approved the following variances under the municipal land use ordinance:
1. Section 150-25.4B(7), which provides that the maximum impervious cover is 40%. The Board previously granted a variance for 50%. The Board approved an increase of impervious coverage to 50.7%;
2. The ordinance permits one ground mounted sign not to exceed 40 sf feet, including the base, while a sign area which exceeds 40 sf plus the base, was approved.
3. Section 150-25.4B, which requires a minimum setback from a building to parking of 10 ft, while parking 3 ft from a building column at the entrance was approved;
4. Section 150-25.4B, which requires a minimum setback from a building to parking of 10 ft, while 6.9 ft to the building entrance was approved; and
5. Section 150-25.4B, which limits a covered porch projection into the required setback of 6 ft, while 7 ft was approved.
The Board granted this application on April 9, 2026 and its decision was memorialized in a written resolution that the Board adopted on May 7, 2026. A copy of the memorializing resolution is filed in the office of the municipal administrative officer. A copy is available to any interested party for a reasonable fee and is available for public inspection during municipal business hours.
