NOTICE OF DECISION
CITY OF PLAINFIELD PLANNING BOARD
PLEASE TAKE NOTICE that on April 16, 2026, the Planning Board for the City of Plainfield (the "Planning Board") considered and approved the application of 314 E. 4th Development Urban Renewal LLC (the "Applicant") seeking preliminary and final major site plan approval with variance relief for the real property located at 314-322 E. 4th Street, Plainfield and designated as Block 606, Lot 3 (the "Property") on the Tax Maps of the City of Plainfield.
At the hearing on the application, the Planning Board granted preliminary and final major site plan approval with variance relief to permit the development of a mixed-use building consisting of approximately 898 sq. ft. of ground floor commercial retail space, sixty-eight (68) residential units, including seven (7) Workforce Housing Units, fifty-one (51) on-site parking spaces and other ancillary improvements on the Property. The Planning Board also granted variance and waiver relief, as follows: (i) to permit a maximum building coverage of 76.1%, where 75% is permitted; (ii) to permit ground floor commercial retail space of approximately 898 sq. ft. or approximately 5.6% of the building coverage; (iii) to permit a buffer less than ten (10) ft. along the northerly common property line with Lot 7; (iv) to permit nine (9) 8 x 18 ft. parking spaces, where 9 x 18 ft. is required for parking spaces; (v) to provide no additional storage space for each residential unit, where 350 cubic feet of additional storage space per unit is required; (vi) to permit an average illumination level in the parking lot of 4.5 f.c., where 1.0 f.c. to 2.5 f.c. is permitted; and (vii) to provide no on-site loading space, where one (1) ons-site loading space is required.
On May 21, 2026, the Planning Board adopted a resolution to memorialize its approval of the Application (the "Resolution").
TAKE FURTHER NOTICE that a copy of the Resolution has been filed and is available for public inspection in the offices of the offices of the City of Plainfield Division of Planning, 515 Watchung Avenue, Plainfield, New Jersey, Monday through Friday during normal business hours.
