NOTICE OF DECISION
Please take notice that the Borough of Lawnside Zoning Board of Adjustment ("Board") has granted an application for development filed by Rebar Lawnside, LLC ("Applicant") regarding real property with a street address 156 Warwick Road, designated as Block 1211, Lot 5 on the current municipal tax map. The Board granted use variance and minor site plan approval to permit the Applicant to remodel the existing 2-story building to provide a total of 11 residential apartments, including apartments on the first and second floors, together with associated site improvements including a new parking area.
The Board also approved the following variances under the municipal land use ordinance:
1. Section 96-76(A) states that a residential use is not permitted on the first floor in the B-A Business District. Therefore, the Board granted a use variance.
2. Section 96-76(B)(2) requires a minimum front yard setback of 20 ft. The Board approved the current front yard setback of 6.2 ft to remain.
3. Section 96-76(B)(2) requires a minimum side yard setback of 8.5 ft. The Board approved the current side yard setback of 12.8 ft. to remain.
4. Section 96-91 does not permit stairways on the front or side of any building. The Board granted approval for the stairways that currently exist to remain.
The Board granted this application on March 19, 2026 and its decision was memorialized in a written resolution that the Board adopted on March 24, 2026. A copy of the memorializing resolution is filed in the office of the municipal administrative officer. A copy is available to any interested party for a reasonable fee and is available for public inspection during municipal business hours.
