NOTICE OF DECISION
Please take notice that the Monroe Township Planning Board ("Board") has granted an application for development filed by Bruce Paparone, Inc. ("Applicant") regarding real property designated as block 15301, lots 1-16; block 15303, lots 31-36, 38 and 39; and block 15402, lots 9-13 on the municipal tax map. On December 14, 2023, the Board granted preliminary major subdivision approval to subdivide the 147 acre farm tract into 3 lots for commercial development and 349 residential lots, which consist of 178 age restricted lots, 171 unrestricted lots, one pump station and 13 open space lots. That approval was memorialized on January 11, 2024 by Resolution PB-36-2023. The Board has now granted amended preliminary major subdivision approval that would permit 347 residential lots, consisting of 181 age-restricted lots and 166 unrestricted lots, along with several design waivers. The Board also granted final major subdivision approval for proposed phases 1A and 1B in the development. Lastly, the Board granted the Applicant's request to extend the period of protection under N.J.S.A. 40:55D-49(d), pursuant to which the Applicant is entitled to an extended period of protection against changes to applicable zoning requirements for a period of six years, beyond the three year statutory period of protection.
The Board granted this application on May 4, 2026 and its decision was memorialized in a written resolution that the Board adopted on June 1, 2026. A copy of the memorializing resolution is filed in the office of the municipal administrative officer. A copy is available to any interested party for a reasonable fee and is available for public inspection during municipal business hours.
