NOTICE OF DECISION
Please take notice that the Cranbury Township Planning Board ("Board") has granted an application for development filed by Cranbury Family Apartments, LLC ("Applicant") regarding real property located at 1260 South River Road and designated as Block 5, Lot 18 on the municipal tax map. The Board granted preliminary and final major site plan and subdivision approval to build a 100% affordable multi-family residential apartment community consisting of one hundred sixty-five affordable family rental apartment units and associated site improvements. The Applicant proposes to subdivide the existing lot into three (3) proposed lots to be known as Lots 18.01, 18.02 and 18.03. The Applicant proposes to build one (1) building on each of the proposed lots, in three phases. In Phase 1, the Applicant would construct a sixty-two (62) unit building on proposed lot 18.01; in Phase 2, a sixty (60) unit building on proposed lot 18.02; and in Phase 3, a forty-three (43) unit building on proposed lot 18.03. The Board also granted a variance under ordinance section 150-39.1 pursuant to which the Applicant is permitted to have a riparian buffer width less than the required 150 feet. The Board granted this application on June 4, 2026 and its decision was memorialized in a written resolution that the Board adopted on July 9, 2026. A copy of the memorializing resolution is filed in the office of the municipal administrative officer. A copy is available to any interested party for a reasonable fee and is available for public inspection during municipal business hours
