NOTICE OF DECISION THE BOROUGH OF SHIP BOTTOM LAND USE BOARD TAKE NOTICE that on the 3rd day of June 2026, the Borough of Ship Bottom Land Use Board (the "Board") approved Resolution of Memorialization App. # 2026-04: Baldwin Grille, LLC (collectively, the "Applicant"), Block 111, Lots 1, 1.01 & 1.02, currently developed with Hochstrasser's Marina. The property on the east side of Shore Avenue, (Block 110, Lots 15.02, 16.01 & 17.01) is unimproved and currently used for and will remain boat storage and parking. The Board approved the application to continue the marina use and add a bar/restaurant use, creating a mixed-use which is permitted. The majority of the property (Block 111, Lot 1 and Block 110, Lots 16.01 & 17.01) is located in the GC-general Commercial Zone, while Block 110, Lot 15.02 lies within R1- Single Family Residential Zone. The property is known as 401 W. 8th Street & 706 Shore Ave., in the Borough of Ship Bottom. A public hearing was held on June 3, 2026.
