NOTICE OF SALE PURSUANT TO CHAPTER 45 IS HEREBY GIVEN that, pursuant to the Final Judgment of Mortgage Foreclosure, for Reformation of Mortgage and Deed, and for Imposition and Foreclosure of an Equitable Lien dated September 5, 2025, issued in and for Lake County, Florida, in Case No. 2024-CA-002207, wherein NEWREZ LLC D/B/A SHELLPOINT MORTGAGE SERVICING is the Plaintiff, and INEZ JOSEPH A/K/A INEZ MARIA JOSEPH F/K/A INEZ MARIA BODY, CLIFTON S. JOSEPH, THE UNKNOWN SPOUSE OF CLIFTON S. JOSEPH N/K/A SHANICE JOSEPH, THE BANK OF NEW YORK MELLON F/K/A THE BANK OF NEW YORK AS SUCCESSOR INDENTURE TRUSTEE TO JPMORGAN CHASE BANK, NATIONAL ASSOCIATION FOR CWHEQ REVOLVING HOME EQUITY LOAN TRUST, SERIES 2007-B, CARLOS ANGULO, MARIAN JOSEPH A/K/A MARIAN ANGULO and THE UNKNOWN SPOUSE OF MARIAN JOSEPH are the Defendants.
The Clerk of the Court, GARY COONEY, will sell to the highest and best bidder for cash, in accordance with Section 45.031, Florida Statutes, on October 28, 2025, at in-person sale beginning at 11:00 AM, at the Judicial Center (JC), Lobby, 550 West Main Street, Tavares, FL 32778 the following-described real property as set forth in said Final Judgment of Mortgage Foreclosure, for Reformation of Mortgage and Deed, and for Imposition and Foreclosure of an Equitable Lien, to wit:
FROM THE INTERSECTION OF THE NORTHERLY RIGHT-OF-WAY LINE OF ORANGE AVENUE AND THE WEST LINE OF THE NORTHWEST QUARTER OF THE SOUTHWEST QUARTER OF THE NORTHEAST QUARTER OF SECTION 12, TOWNSHIP 19 SOUTH, RANGE 26 EAST, RUN THENCE EASTERLY ALONG SAID NORTHERLY RIGHT-OF-WAY LINE OF ORANGE AVENUE A DISTANCE OF 80 FEET FOR A POINT OF BEGINNING, CONTINUE THENCE ALONG SAID NORTHERLY RIGHT-OF-WAY LINE A DISTANCE OF 118 FEET, THENCE NORTHERLY ALONG A LINE THAT IS PARALLEL TO THE AFORESAID WEST LINE OF THE NORTHWEST QUARTER OF THE SOUTHWEST QUARTER OF THE NORTHEAST QUARTER OF SECTION 12, A DISTANCE OF 193 FEET, THENCE WESTERLY AND PARALLEL TO THE AFORESAID NORTHERLY RIGHT-OF-WAY LINE OF ORANGE AVENUE, A DISTANCE OF 118 FEET, THENCE SOUTHERLY AND PARALLEL TO THE SAID WEST LINE OF THE NORTHWEST QUARTER OF THE SOUTHWEST QUARTER OF THE NORTHEAST QUARTER A DISTANCE OF 193 FEET TO THE POINT OF BEGINNING; LAKE COUNTY FLORIDA.

ANY PERSON CLAIMING AN INTEREST IN THE SURPLUS FROM THE SALE, IF ANY, OTHER THAN THE PROPERTY OWNER AS OF THE DATE OF THE LIS PENDENS MUST FILE A CLAIM BEFORE THE CLERK REPORTS THE SURPLUS AS UNCLAIMED.
