MORTGAGE SALE
Default has occurred in a mortgage made by Daren Rathbun, to Century Bank and Trust, a Michigan corporation, in a mortgage dated December 11, 2020, and recorded on December 15, 2020, in document number 2020-08584 and a modification of Mortgage dated November 1, 2021, recorded on November 2, 2021, in document number 2021-08241 in Branch County Register of Deeds. No proceedings have been instituted to recover any part of the debt, which is now $725,858.29 (Seven hundred twenty-five thousand eight hundred fifty-eight dollars and 29/100.
The mortgage will be foreclosed by a sale of the property at public auction to the highest bidder on October 30, 2025, at 10:00 a.m. local time at the ground floor of the Courthouse in Coldwater, Branch County, Michigan, and the Courthouse being the place of holding Circuit Court in Branch County. The property will be sold to pay the amount then due on the Mortgage, together with interest, legal costs, attorney fees, and also any taxes and insurance that the mortgagee pays before the sale.
The property is situated in the Township of Ovid, County of Branch, and State of Michigan, and is described in the mortgage as:

ALSO EXCEPT: A parcel of land lying in the Northwest corner of the Southeast quarter of the Southwest quarter of Section 18, Town 7 South, Range 6 West, Ovid Township, Branch County, Michigan, and described as beginning at a point located North 89° 40'47" West 1181.73 feet; thence South 00° 52'39" West 300.00 feet from the Northeast corner of the said Southeast quarter of the Southwest quarter of Section 18; and running thence South 00° 52'39" West 98.00 feet, thence North 89° 40'47" West 143.00 feet, to an existing fenceline; thence North 00° 52'39" East 98.00 feet, along said fenceline; and thence South 89° 40'47" East 143.00 feet, to the point of beginning. Containing 0.3 acres of land more or less.
ALSO EXCEPT: A parcel of land lying in the Southeast quarter of the Southwest quarter of Section 18, Town 7 South, Range 6 West, Ovid Township, Branch County, Michigan, and described as beginning at a point on the North-South quarter Section line located North 00° 35'41" East 1295.01 feet from the South quarter corner of said Section 18; and running thence from this point of beginning North 89° 40'47" West 330.00 feet, along Rose Road; thence South 00° 35'41" West 680.12 feet; thence North 83° 22'28" East 332.63 feet, to the North-South quarter line of said Section 18; and thence North 00° 35'41" East 639.89 feet, to the point of beginning.

The redemption period will be six (6) months from the date of sale, unless the premises are deemed abandoned pursuant to MCL 600.3241a, in which event the redemption period shall be 30 days. If the property is sold at a foreclosure sale pursuant to this advertisement, MCL 600.3278 provides that the borrower will be held responsible to the purchaser at the foreclosure sale for damaging the property during the redemption period.
