NOTICE OF FORECLOSURE SALE
Pursuant to a Decree of Court in the case of Dogwood State Bank as successor by merger to Community First Bank, Inc., Plaintiff, v. Larry Walton; Upstate Federal Credit Union; and Truist Bank as successor in interest to Central Carolina Bank, a division of National Bank of Commerice; Anderson County, SC; and the City of Anderson, SC, C.A. No. 2025-CP-04-02896, I, the Master-in-Equity for Anderson County, will sell, on behalf of Plaintiff Dogwood State Bank as successor by merger to Community First Bank, Inc., on Tuesday, August 4, 2026, at 11:00 a.m., at public auction to the highest bidder at the Anderson County Courthouse, in Anderson, South Carolina, the following described real estate:
"All that certain piece, parcel, or lot of land, along with any improvements thereon, situate, lying, and being in the State of South Carolina, County of Anderson, being shown and designated as a portion of Lot Number 12, containing 1.00 acres, more or less, on that certain plat prepared by John F. Tinsley, PLS 16824, dated October 18, 19986, recorded on October 24, 1996, in the Register of Deeds Office for Anderson County, South Carolina in Plat Book 112 at Page 76, and having the courses and distances, metes and bounds as upon said plat appear.
This being the same property conveyed unto Larry Walton by deed of Maple Street Holdings, LLC, dated September 24, 2015 and recorded September 28, 2015 in Deed Book 12007 at Page 247 in the Register of Deeds Office for Anderson County, South Carolina.

The above-described properties will be sold subject to any property taxes that are due, unpaid or accruing; and to existing easements and restrictions, and to any other senior encumbrances.
Each successful bidder, other than the Plaintiff, at the time the bid is accepted, will be required to deposit with the Court cash or certified check in the sum of five percent (5%) of the amount of bid as evidence of good faith. In the Event the purchaser fails or refuses to comply with the terms of sale within twenty (20) days, the deposit shall be forfeited and applied first to costs and then to Plaintiff's debt, and the Court shall forthwith re-advertise and re-sell said property upon the same terms on some subsequent sales day at the risk of the former purchaser until obtaining a full compliance with a sale.
A personal or deficiency judgment having been demanded, the bidding will remain open after the date of sale in Anderson County for thirty (30) days, with the sale to be final upon that date.
Terms of sale: Cash; purchaser to pay interest on the amount of bid at the rate of $5.72396 per diem from the date of sale until the date of compliance with the bid; purchaser to pay for deed and recording fees.
If the Plaintiff or the Plaintiff's representative does not appear at the scheduled sale of the above-described property, then the sale of the property will be null, void and of no force and effect, and the sale will be rescheduled for the next available sales day.
