MORTGAGE SALE
Default has occurred in a mortgage made by Patricia Polacco, as Trustee of The Patricia A. Polacco Family Living Trust dated October 28, 2005, to Century Mortgage Services, Inc. (k. k. a. Century Bank and Trust), a Michigan corporation, in a mortgage dated January 15, 2016, and recorded on January 19, 2016, as Document number: 2016-00416, Branch County Records. No proceedings have been instituted to recover any part of the debt, which is now Fifty-five Thousand, Nine Hundred Three Dollars and 17/100 ($55,903.17).
The mortgage will be foreclosed by a sale of the property at public auction to the highest bidder on August 20, 2026, at 10:00 a.m. local time at the ground floor of the Courthouse in Coldwater, Branch County, Michigan, and the Courthouse being the place of holding Circuit Court in Branch County. The property will be sold to pay the amount then due on the Mortgage, together with interest, legal costs, attorney fees, any taxes due and insurance that the mortgagee pays before the sale.

A LOT OR PARCEL OF LAND COMMENCING 30 RODS WEST OF THE SOUTHEAST CORNER OF LOT 18 IN BLOCK 1 OF THE VILLAGE OF UNION CITY, RUNNING THENCE WEST 5 RODS, THENCE NORTH 16 RODS, THENCE EAST 5 RODS, THENCE SOUTH 16 RODS TO THE PLACE OF BEGINNING. ALSO, THE SOUTH 35 FEET OF THE FOLLOWING DESCRIBED PREMISES; BEGINNING AT A POINT ON THE SOUTH SIDE OF CALHOUN STREET 30 RODS WEST OF BROADWAY STREET, AND RUNNING THENCE WEST 10 RODS, THENCE SOUTH 18 RODS, THENCE EAST 10 RODS, THENCE NORTH 18 RODS TO THE PLACE OF BEGINNING. EXCEPT THE WEST 4 RODS THEREOF. ALL LOCATED IN SECTION 4, TOWN 5 SOUTH OF RANGE 7 WEST.

The redemption period will be six (6) months from the date of sale, unless the premises are deemed abandoned pursuant to MCL 600.3241a, in which event the redemption period shall be 30 days. If the property is sold at a foreclosure sale pursuant to this advertisement, MCL 600.3278 provides that the borrower will be held responsible to the purchaser at the foreclosure sale for damaging the property during the redemption period.
