You and each of you are hereby notified:
1) The written contract dated September 25, 2020 and filed October 8, 2020 as Book 18117 Page 179 in the records of the POLK County Recorder's Office, and executed by CONTRACTEXCHANGE CORPORATION, as Seller, and TIPHANIE ORTIZ, MIOSOTYS ORTIZ AND SIXTOORTIZ, as Buyer(s) ("the Real Estate Contract") for the sale of following legally described realestate:Lot 9 and the West 14 Feet of Lot 10 in Block 2 in KRYSHERS SECOND ADDITION TO DES MOINES, PLAT 2, now included in and forming a part of the City of Des Moines, Polk County, Iowa locally known as 1326 E TIFFIN AVENUE, DES MOINES, IA 50316 (the "Property"), with the Seller's interest presently held by FRANK E WEINSTEIN REVOCABLE TRUST, FRANK E. WEINSTEIN, TRUSTEE and the Buyer's interest presently held by MYRIAM LOPEZ, has not been complied with in the following particulars:
Unpaid Installments (7 x $1,606.63 beginning with the payment due on 03/01/2025) $11,246.41
Late Charges owing for above or unpaid $381.99
Unpaid Charges for funds advanced by Seller $289.66
Cost of Service and Clerical preparation $150.00
Less amounts held in Buyer's Reserve $651.44
TOTAL: $11,416.62
2) The Real Estate Contract shall stand forfeited unless the parties in default, within 30 days afterthe completed service of this notice, shall perform the terms and conditions in default, and inaddition pay the reasonable costs of serving this notice.
3) The amount of attorney fees claimed by the Seller pursuant to Section 656.7 of the Code of Iowais $0.00 (not to exceed $50.00). Payment of the attorney fees is not required to comply with thisnotice in order to prevent forfeiture.
