NOTICE OF FORFEITURE OF REAL ESTATE CONTRACT
TO: James T. Entrekin, Jr. and Parties in possession, 833 North Main, Chariton, IA 50049
You and each of you are hereby notified:
1.
The written contract dated March 30, 2011, and executed by Robert M. Young and Kristine N. Young, husband and wife as vendors, and James T. Entrekin, Jr., a single person, as vendees, recorded on March 31, 2011; in the office of the Lucas County Recorder, recorded as document reference number 2011-0585, for the sale of the following described real estate:
Lot One (1) and the North One-half (N1/2) of Lot Two (2) in Block Ten (10) in Coolbaugh and Brooks Addition to Chariton, Lucas County, Iowa.
Locally known as 833 N. Main Street, Chariton, IA 50049
has not been complied with in the following particulars:
a) July, 2025 Payment and Late Fee
$386.04
b) August, 2025 Payment and Late Fee
$386.04
2. The contract shall stand forfeited unless the parties in default, within 30 days after the completed service of this notice, shall perform the terms and conditions in default, and in addition pay the reasonable costs of serving this notice.
3. The amount of attorney fees claimed by the Vendors pursuant to Section 656.7 of the Code of Iowa is $50.00 (not to exceed $50.00). Payment of the attorney fees is not required to comply with this notice in order to prevent forfeiture.
