You and each of you are hereby notified:
The written contract dated January 19, 2012, and executed by Jamie L. Thomas as vendors, and Kelly Young as vendees, recorded on January 20, 2012; in the office of the Polk County Recorder, recorded as document reference number 2012-00054707, for the sale of the following described real estate:
Lot Two (2) in Block Three (3) in BREWER AND COMPANY'S ADDITION TO GRANT PARK, now included in and forming a part of the City of Des Moines, Polk County, Iowa.
Locally known as: 2635 Capitol Avenue, Des Moines, Iowa 50317
has not been complied with in the following particulars:
a) Failure to make balloon payment when due on January 16, 2015

b) Making only partial payment for January, 2026
$100.00
Total $57,096.69
The contract shall stand forfeited unless the parties in default, within 30 days after the completed service of this notice, shall perform the terms and conditions in default, and in addition pay the reasonable costs of serving this notice.The amount of attorney fees claimed by the Vendors pursuant to Section 656.7 of the Code of Iowa is $50.00 (not to exceed $50.00). Payment of the attorney fees is not required to comply with this notice in order to prevent forfeiture.
