NOTICE OF FORFEITURE OF REAL ESTATE CONTRACT TO: Desiray Walker and Kyle Maas, 324 SW Elm Street, Ankeny, IA 50023 You and each of you are hereby notified: 1. The written contract dated April 3, 2024, and executed by Sonrise Holdings, LLC as vendors, and Desiray Walker and Kyle Maas as vendees, recorded on April 15, 2024; in the office of the Polk County Recorder, recorded as document reference number Book 17590, page 343, Amended at Book 19768, page 412, and Amended at Book 20042, Page 5, for the sale of the following described real estate: Lot 8 and 9 in Block 3 in Van Slyck Addition to Ankeny, an Official Plat, now included and forming a part of the City of Ankeny, Polk County, Iowa. has not been complied with in the following particulars: a) Failure to pay balloon payment due in November, 2025: $178,849.49 2. The contract shall stand forfeited unless the parties in default, within 30 days after the completed service of this notice, shall perform the terms and conditions in default, and in addition pay the reasonable costs of serving this notice. 3. The amount of attorney fees claimed by the Vendors pursuant to Section 656.7 of the Code of Iowa is $50.00 (not to exceed $50.00).
