NOTICE OF HEARING
BOROUGH OF HOPATCONG, NEW JERSEY
LAND USE BOARD
Please take notice that on the 21st day of July, 2026, at 7:00 P.M., at the Borough of Hopatcong Municipal Building, located at 111 River Styx Road, Hopatcong, New Jersey, a hearing will be held before the Borough of Hopatcong Land Use Board (the "Board") and members of the public on the Application of E.G. Anderson, Inc. (the "Applicant") in connection with property on Stanhope Road that is more formerly described as Block 60001, Lot 8.01 on the Tax Maps of the Borough of Hopatcong (the "Property"). The Property, which is approximately eighty-eight (88) acres, is located in the R-3 Zone. The Property is currently improved by an existing single-family residence as well as a barn. The Applicant seeks a use variance to permit a dog kennel use for an existing barn located on the Property. A dog kennel is not a permitted, accessory, or conditional use in the R-3 Zone.
This use variance is necessary as Applicant is in the process of leasing its existing dog kennel building to a nearby animal rescue, whose facilities were recently damaged by a fire. This Application seeks to allow Applicant to use a separate building, which has already been constructed, as a dog kennel so as to not disrupt Applicant's operations while also accommodating the animal rescue's use of the currently existing dog kennel as they rebuild their primary location. This Application proposes no changes to the footprint of the building proposed to be a dog kennel, nor will any modifications be made to the surrounding area or structures. No improvements to the Property are proposed as part of this Application, and no bulk variance relief is required. The Applicant may also seek a variance if the Board determines that a dog kennel use constitutes a second principal use on the Property. The Applicant will also request any other variances, waivers, exceptions or interpretations as may arise during the course of the hearing or at the request of the Board.
The Application and supporting document will be on file at the office of the Building Inspector at the Borough of Hopatcong Municipal Building, 111 River Styx Road, Hopatcong, NJ ten (10) days prior to the hearing, and will be available for inspection during regular office hours. The hearing will be at 7:30 P.M. at the Hopatcong Municipal Building on the aforementioned date. Any interested party may appear at said hearing and participate therein in accordance with the rules of the Land Use Board. When the Application is called, you may participate and present evidence or testimony in support or opposition to the granting of the relief sought in the Application. Any evidence to be presented must be submitted to the Land Use Board Secretary no less than forty-eight (48) hours prior to the meeting.
