NOTICE OF HEARING Board of Adjustment of the Township of Millburn, New Jersey TAKE NOTICE that Kun Fang and Yun Zhang have made an application to the Millburn Board of Adjustment in connection with the construction to Reconstruct the right side of the house for new basement garage with retaining walls, second floor addition over the existing first floor at the rear of the house, and one-story addition at the rear of the house on Property in Millburn Township, located at 3 Ridge Terrace, Millburn, Block 1812, Lot 23, which requires the following bulk and use variances: Side Yard Setback up to 18' height, Township Ordinance Section 606.2e.1e.1a, based on the reconstruction of the right side for the new basement garage; Building Coverage, Township Ordinance Section 606.2e.2a, based on one-story addition at the rear of the house; Floor Area Ratio, Township Ordinance Section 606.2e.2d, based on one-story addition and second floor addition over the existing first floor, Fences and Walls in the Front Yard, Township Ordinance Section 609.6a, based on new basement garage; Required Garage Dimension, Township Ordinance Section 301.23.3 for relocating the garage to the basement level. The Applicant may also seek other variances and waivers as the need may arise during the course of the hearing on this Application. The application is now Cal. 4062-25 on the Secretary's calendar, which is scheduled for a hearing on January 12, 2026 at 7:00 p.m. in Millburn Board of Education, Education Center 434 Millburn Avenue, Millburn, NJ. All documents relating to this application are on file in the office of the Secretary of the Board of Adjustment daily between the hours of 8:30am – 3:30 p.m., Monday through Friday at the temporary Town Hall location of 22 E.
