NOTICE OF HEARING FOR 206 MAIN ST PROPERTIES LLC
PLEASE TAKE NOTICE that 206 Main St Properties LLC has made an application to the Town of Hackettstown Land Use Board for the property known as Block 76 Lot 5, located at 206 Main Street, Hackettstown, Warren County, New Jersey. The property is situated in the Town's "TCC" Zone District. The Applicant is seeking use and bulk variance relief with design waivers for the proposed mixed-use building. The Applicant is proposing to use the first floor for retail use and renovate the second floor into two (2) one-bedroom apartment units. This use is permitted in the zone. Bulk variance relief is required for the minimum one-bedroom apartment floor area whereas 750 square feet is required and only 584 square feet is proposed and for parking requirements whereas 12 spaces is required and only 9 spaces is proposed. Furthermore, bulk variance relief is requested for the pre-existing non-conforming conditions for each minimum side yard setbacks.
Moreover, the Applicant is proposing to convert the existing building in the rear of the property for apartment use. Use variance relief is needed because multiple principal uses are on the property, are not permitted in the zone. The Applicant further requests such variances, waivers, permits, approvals or licenses that are deemed necessary or appropriate upon review by the applicant or the Board.
This application is listed on the calendar before the Town of Hackettstown Land Use Board and an in-person public hearing has been set for March 24, 2026, at the Hackettstown Municipal Building, 215 West Stiger Street, Hackettstown, New Jersey 07840 at 7:00 P.M. When the case is called, you may appear either in person or by attorney to present any evidence or make any comments, which you may have regarding the application. The matter will be heard on the above date or any adjourned date designated by the Land Use Board at this public meeting without additional notice.
The maps, plans, plats and application for which approval is being sought are on file with the Land Use Board Administrator and are available for inspection at the Municipal Building during normal business hours.
