NOTICE OF HEARING FOR G4 HOLDINGS LLC
PLEASE TAKE NOTICE that G4 Holdings LLC has made an application to the Andover Township Land Use Board for the property known as Block 151 Lot 19 located at 310 Stickles Pond Road, Andover Township, Sussex County, New Jersey. The property is situated in the Township's Route 206 Economic Development Zone. The Applicant is seeking preliminary and final site plan approvals with use and bulk variance relief and design waivers to erect a business office with an accessory maintenance building and storage yard to be utilized by a construction company. The proposed development will consist of two-phase project. Phase 1 will consist of a 4,250 square foot, one-story, office space and a 5,000 square foot enclosed maintenance garage with 2 pass through bays and a 5,000 square foot open garage area. Phase 2 will consist of enclosing the open garage area and adding a 10,000 square foot open garage area. A use variance relief is requested to enable the company to operate the garage and to allow intermittent use of the open area to park construction vehicles and store materials used in connection with the business. In addition, bulk variance relief is requested or the following:
1. Variance will be required for steep slope disturbance as per Section 90-32F.
2. Variance will be required for no proposed sidewalk and street lighting along street frontage.
3. Parking requirements.
4. Maximum front yard parking for accessory building whereas 35% is permitted and 100% is proposed.
The Applicant further requests such variances, waivers, permits, approvals or licenses that are deemed necessary or appropriate upon review by the applicant or the Board.
This application is listed on the calendar before the Andover Township Land Use Board and an in-person public hearing has been set for May 5, 2026, at The Barn at Hillside Park, 146 Lake Iliff Road, Newton, New Jersey 07860 at 7:30 P.M. When the case is called, you may appear either in person or by attorney to present any evidence or make any comments, which you may have regarding the application. The matter will be heard on the above date or any adjourned date designated by the Land Use Board at this public meeting without additional notice.
The maps, plans, plats and application for which approval is being sought are on file with the Land Use Board Administrator and are available for inspection at the Municipal Building during normal business hours.
