NOTICE OF HEARING FOR HEWITT GAS LLC
PLEASE TAKE NOTICE that Hewitt Gas LLC has made an application to the West Milford Township Zoning Board of Adjustment for the property known as Block 3509 Lot 17 located at 2020 Greenwood Lake Turnpike, West Milford Township, Passaic County, New Jersey. The property is situated in the Township's "LC" Lake Commercial Zone District. The Applicant is seeking preliminary and final site plan approvals with use and bulk variance relief to redevelop the site with a gas station and a convenience store with various site related improvements. Use variance relief is required because the proposed gas station and convenience store is not a permitted use in the "LC" zone. Bulk variance relief is required for the following:
1. Principal building front yard setback from Greenwood Lake Turnpike – 50 feet required, 45.0 feet proposed.
2. Accessory building side yard setback (canopy) – 25 feet required, 3.5 feet proposed.
3. Freestanding sign – 1 permitted, 2 proposed.
4. Freestanding sign height – 6 feet permitted, 7.4 feet proposed.
5. Freestanding sign size – 20 square feet permitted, 45 square feet proposed.
6. Buffer to residential uses – 35 foot required, 21.2 proposed.
In addition, the Applicant is requesting bulk variance relief for the principal building side yard setback, which is a pre-existing non-conforming condition. The Applicant further requests such variances, waivers, permits, approvals or licenses that are deemed necessary or appropriate upon review by the applicant or the Board.
This application is listed on the calendar before the West Milford Township Zoning Board of Adjustment and an in-person public hearing has been set for May 26, 2026, at the Town Hall, 1480 Union Valley Road, West Milford, New Jersey at 7:00 P.M. When the case is called, you may appear either in person or by attorney to present any evidence or make any comments, which you may have regarding the application. The matter will be heard on the above date or any adjourned date designated by the Zoning Board of Adjustment at this public meeting without additional notice.
The maps, plans, plats and application for which approval is being sought are on file with the Zoning Board of Adjustment Administrator and are available for inspection at the Municipal Building during normal business hours.
