NOTICE OF HEARING FOR IDA MACHUCA
PLEASE TAKE NOTICE that Ida Machuca has made an application to the Township of Allamuchy Land Use Board for the property known as Block 501, Lot 2 located at 701 Alphano Road, Allamuchy Township, Warren County, New Jersey. The property is situated in the Township's "RR" Rural Residential Zone District. The Applicant is seeking use variance relief to permit an existing building on the property to be used as a training facility for baseball instruction and practice which is not permitted in the zone. If approved, the property would include two (2) principal uses, the existing single-family dwelling and the training facility. The Applicant also seeks a short-term use variance approval to allow a local Gun Club to use an existing barn on the property for its meetings through the 2025-26 hunting season. At the conclusion of the season, the club will be relocated. There will be no hunting on the property. The Applicant also requires bulk variance relief for pre-existing, non-conforming conditions related to lot area, lot depth, front yard setback, and lot coverage, which will be exacerbated with the proposed road right-of-way dedication. In addition, the Applicant needs a bulk variance for the nonconforming building height of the accessory structure whereas 25 feet is allowed and 26.7 feet is proposed. The Applicant also needs bulk variance relief from the lot coverage requirements and from the minimum distance between buildings whereas as 20 feet is required and 6.8 feet is proposed. The Applicant further requests such variances, waivers, permits, approvals or licenses that are deemed necessary or appropriate upon review by the applicant or the Board.
This application is listed on the calendar before the Township of Allamuchy Land Use Board and an in-person public hearing has been set for Thursday, October 23, 2025 at 7:30 PM, at the Municipal Building, 292 Alphano Road, Great Meadows, New Jersey. When the case is called, you may appear either in person or by attorney to present any evidence or make any comments, which you may have regarding the application. The matter will be heard on the above date or any adjourned date designed by the Land Use Board at this public meeting without additional notice.
The maps, plans, plats and application for which approval is being sought are on file with the Land Use Board Administrator and are available for inspection at the Municipal Building during normal business hours.
