NOTICE OF HEARING FOR MINOR SITE PLAN APPROVAL WITH DIMENSIONAL AND CONDITIONAL USE VARIANCES
(WESTVILLE BOROUGH LAND USE BOARD)
PLEASE TAKE NOTICE that IRIE MENTALITY, LLC, a New Jersey limited liability company (the "Applicant") has made an Application to the Westville Borough Land Use Board for Minor Site Plan Approval, with dimensional variances pursuant to NJSA 40:55D-70(c) and conditional use variances pursuant to NJSA 40:55D-70(d) (the "Application"), concerning the commercial condominium property located at 604 Ryan Avenue, Unit S-2, Westville, New Jersey and designated as Block 98, Lot 8 on the Westville Borough Tax Map. The purpose of the Application is to seek minor site plan approval for the Applicant's use of its leased commercial condominium Unit S-2 for the wholesale packaging and distribution of cannabis products. Applicant believes that the only variances required result from pre-existing non-conforming conditions, which makes the Applicant unable to comply with certain dimensional requirements set forth in Westville Borough Code Section 205-52 and 205-53. More specifically, the Applicant requests a variance from Code Section 205 (B)(3)(c) which requires a minimum fifty foot planted buffer along all non-residential property lines, and from Code Section 205(B)(3)(d)(4) which requires a 33% maximum impervious coverage; the Applicant also requests certain dimensional variances from the requirements of Code Section 205-53, pursuant to NJSA 40:55D-70(c), pertaining to minimum required front yard, side yard and rear yard setbacks. The Applicant is also requesting that the Land Use Board grant any and all other approvals, variances, de minimis exceptions, submission waives, design waivers, and/or other such relief necessary to allow for the development of the proposed cannabis manufacturing facility at the property.
NOTICE is hereby given that a Public Hearing will be held by the Land Use Board on Monday, June 1, 2026, at 6:00 P.M at 165 Broadway in the Borough Council Chambers. All documents and plan pertaining to the Application may be examined in the Westville Municipal Building located at 165 Broadway, between the hours of 8:00 A.M and 4:00 P.M (Monday-Friday) any business day. You are not required to appear at the hearing unless you wish to object to the action described by the Applicant. Objection may also be filed in written form; however, for the written objection to be considered, attendance at the Board meeting is mandatory.
All written objections must be sent to the Land Use Board, 165 Broadway, Westville, New Jersey 08093, before the hearing date.
