NOTICE OF HEARING ON APPLICATION FOR DEVELOPMENT
BEFORE THE PLANNING BOARD OF
BRANCHBURG TOWNSHIP, SOMERSET COUNTY, NJ

PLEASE TAKE NOTICE that Sempre Property Group LLC (the "Applicant") has applied to the Branchburg Township Planning Board (the "Board") for Preliminary/Final Site Plan approval with "d" variances for the following Project (the "Application").
The Property is located at 1121 Route 202 and 71 Imclone Drive, Branchburg Township, and is designated as Block 68.06, Lot 1 on the Branchburg Township Tax Map ("Property"), consisting of approximately 6.20 acres of vacant land. The Property is in the I-2 Industrial Zone.
The Applicant is seeking approval to build a 4-story, 25,844 sf Self Storage Facility with parking area and associated internal driveway and 1 proposed EV Charging Station. This is not a permitted use in the I-2 Industrial Zone. The Applicant is seeking Preliminary/Final Site Plan approval with the following variances:
1. Minimum Lot Frontage – 350 feet is required; 326.55 feet is proposed. This is an existing non-conformity.
2. "d"(1) Use Variance to allow the afore described self-storage use as more particularly depicted on the plans submitted with the application
3. The following "c" Variance relief is requested:
a. Building Height - Pursuant to Sec 3-19.3 E to allow the height for a 4-story building.
b. Lot Width – Pursuant to Sec 3-19.3B the minimum lot width shall be 350 feet. The existing width of the lot is 326.5 feet. This is an existing non-conformity.
c. Additional Transition Buffer – Pursuant to Sec 4-5.3 C.2 there shall be an intervening building between any loading, parking, truck access drives or refuse disposal and adjacent residential uses or zoning districts. An intervening building is not proposed between the proposed truck access drives located on the south and north sides of the building.
d. Façade Sign – Pursuant to 4-8.5C façade signs shall not extend more than 15ft above grade. Applicant is requesting a height of the façade sign at 44 ft 8 inches above grade.
In addition, in the event the Board or its professionals deem that any other variance, waiver, exception, or other non-conforming condition approval is required in connection with this Application, this Notice shall be deemed to include same. Applicant also seeks all other variances, waivers, exceptions, or other relief as may be necessary for this Application.
This Application is on the Board's Agenda, and an in-person public hearing has been scheduled for September 17, 2025, at 7:30 P.M. at the Branchburg Township Municipal Building, 1077 Highway 202 North, Branchburg Township, NJ 08876. When the matter is called any interested party may appear, either in person or by attorney, and present comments or evidence, or ask questions with respect to this Application.
All plans and related documents and any other materials related to this Application are on file at the Municipal Building, Planning and Zoning Department, 1077 Highway 202 North, Branchburg, NJ 08876, and may be inspected by interested persons during normal business hours. This public notice is provided as required by the NJ Municipal Land Use Law (NJSA 40:55D-1 et seq.).
