BOROUGH OF HILLSDALE
PLEASE TAKE NOTICE that 340 Broadway Realty LLC, a New Jersey Limited Liability Company, will make application before the Planning Board of the Borough of Hillsdale, located at Council Chambers of the Borough Hall, 380 Hillsdale Avenue, Hillsdale, New Jersey 07642 (hereinafter the "Board") at its regularly scheduled meeting on March 12, 2026 at 7:30 p.m. for minor site plan approval and variance relief, as well as any other relief required by the Ordinances of the Borough of Hillsdale relating to premises located at 340 Broadway, Hillsdale, NJ 07642, also known as Lot 1 in Block 1501. Applicant proposes to make interior alterations to the existing first and second floor of the existing building for the following purposes: first floor - one commercial unit and one residential unit; second floor - two residential units. The premises are located in the C-1 Central Business District.
In addition to seeking site plan approval, the Applicant shall also seek the following Variances from the Ordinances of the Borough of Hillsdale:
MINIMUM FRONT YARD SETBACK (PRE-EXISTING CONDITION): The Ordinance(s) of the Borough of Hillsdale prescribe a minimum front yard of 5 feet, where Applicant proposes 0.8 ft (a pre-existing condition) from St. Nicholas Ave; and
MINIMUM REAR YARD SETBACK (PRE-EXISTING CONDITION): The Ordinance(s) of the Borough of Hillsdale prescribe a minimum front yard of 10 feet, where Applicant proposes 9 ft (a pre-existing condition).
The Applicant shall also seek such other variances and/or waivers of design standards as required by the Board, its engaged consultants, the applicable Ordinances of the Borough of Hillsdale and the New Jersey Residential Site Improvement Standards.
When the case is called, you may appear, either in person or by attorney, and present any testimony, which you may have concerning the application. All documents relating to this application can be inspected in the office of the Building Department in the Borough Hall between 8:00 A.M. and 3:00 P.M., Monday through Friday.
