NOTICE OF HEARING Planning Board of the Borough of Point Pleasant Beach, New Jersey TAKE NOTICE that Cellco Partnership d/b/a Verizon Wireless has made application to the Borough of Point Pleasant Beach Planning Board for courtesy review to relocate existing telecommunications antennas and equipment from the municipal water tank located at 416 New Jersey Avenue, Point Pleasant Beach, NJ 08742, more specifically known as Block 33, Lot 7 on the Borough of Point Pleasant Beach tax map, to a proposed monopole to be located on the same property. The property is municipally owned and located in the SF-5 Zone. The applicant proposes to construct a wireless telecommunications facility consisting of a 170' monopole (175' with lighting rod). The property currently hosts three (3) telecommunications carrier's antennas located on and atop the existing municipal water tank, as well as associated ground-based equipment and equipment shelters. The borough requested that the antennas be removed from the water tank and relocated to a new monopole to be built on site. Verizon Wireless proposes to relocate its antennas to centerline height of 167' on the new monopole and it is expected that T-Mobile and AT&T will relocate their antennas to centerline heights of 157' and 147' respectively. A single underground cable trench is proposed from the new monopole to the existing telecommunication ground equipment. The applicant, at the direction of the municipality, also proposes to remove an existing +-100' Point Pleasant Beach lattice tower on the property. The municipality may also collocate municipal emergency communications or other antennas on the proposed monopole. The applicant seeks the Planning Board's review and recommendation on the proposal in conjunction with the Point Pleasant Beach master plan. No variances are requested; however, the applicant shall seek any variances and/or waivers as may be requested or required by the Planning Board during the course of the hearing on this Application. A public hearing will be held concerning this application at the Planning Board meeting at the Borough of Point Pleasant Beach Municipal Building, 416 New Jersey Avenue, Point Pleasant Beach, NJ 08742, on the 29th day of June, 2026 at 6:30 p.m. Any interested party may appear at said hearing and participate therein in accordance with the rules of the Planning Board.
