NOTICE OF HEARING
GLOUCESTER Township ZONING BOARD OF ADJUSTMENT
PLEASE TAKE NOTICE THAT Robertson Developers, LLC ("Applicant") is the owner of Block 5201, Lot 25, Gloucester Township, Camden County, New Jersey (the "Property"). Applicant seeks 'c' variance relief for lot area, minimum lot frontage, minimum lot depth, maximum building coverage in order to construct a single-family dwelling.
The Property is located in the R-3 Residential District (R-3) where single family residential dwellings are a permitted use. The Property is currently a vacant lot.
The Property has a lot area of 6,220 sq. ft. where the minimum lot area required is 9,375 sq. ft. Additionally, the Property has a frontage of 50 sq. ft. where 75 sq. ft. is required and has a depth of 123.96 ft. where 125 ft. is required. These are pre-existing, non-conforming conditions.
Applicant also seeks 'c' variance relief for maximum building coverage of 23.9% where 20% is the maximum permitted in the R-3 District.
The Applicant also requests any other variances, waivers, exceptions or other relief that the Gloucester Township Zoning Board of Adjustment deems necessary for this application.
Any person interested in the application will be given an opportunity to be heard at a public hearing of the Gloucester Township Zoning Board of Adjustment meeting on Wednesday, October 8, 2025 at 7:00 p.m. in the Council Room at 1261 Chews Landing-Clementon Road, Laurel Springs, New Jersey. At such time, you may appear and present any comments with respect to the application. The application and all documents related to the proposed project are available for public inspection prior to the public hearing Monday through Thursday, during normal business hours (8:00am to 5:30pm) at the Community Development Office at at 1261 Chews Landing-Clementon Road, Laurel Springs, New Jersey.
This Notice is being published in accordance with the New Jersey Municipal Land Use Law.
