NOTICE OF HEARING
GLOUCESTER TOWNSHIP ZONING BOARD OF ADJUSTMENT
PLEASE TAKE NOTICE THAT DMD Real Estate LLC ("Applicant") is the owner of the property located at 2 North Front Street, Block 2103, Lot 26, Gloucester Township, Camden County, New Jersey ("Property"). Applicant seeks subdivision approval and variance relief to create three (3) proposed lots from one (1) existing lot for the development of three (3) new single family residential dwellings. The Property is located in the R-4 single family detached residential zoning district where single-family homes are permitted.
Applicant requests d5 use variance relief to exceed the density requirement of 4 dwelling units per acre. The Property is 15,005 sq. ft. (0.344 ac.). Applicant also requests bulk variance relief for (i) minimum lot area where 6,250 sq. ft. is required and 4,655 sq. ft. is proposed for Lot A, 4,950 sq. ft. is proposed for Lot B, and 5,400 sq. ft. are proposed for Lot C, and (ii) minimum lot depth where 100 ft. is required and 90 ft. is existing and proposed for each proposed Lot.
Applicant also requests any variances, waivers, exceptions or other relief that the Gloucester Township Zoning Board of Adjustment deems necessary and/or appropriate.
Any person interested in the application will be given an opportunity to be heard at a public hearing of the Gloucester Township Zoning Board of Adjustment on Wednesday, October 8, 2025 at 7:00 p.m. in the Council Room at 1261 Chews Landing-Clementon Road, Laurel Springs, New Jersey. At such time, you may appear and present any comments with respect to the application. The application and all documents related to the proposed project are available for public inspection prior to the public hearing Monday through Thursday, during normal business hours (8:00 a.m. to 5:30 p.m.) at the Community Development Office at at 1261 Chews Landing-Clementon Road, Laurel Springs, New Jersey.
This Notice is being published in accordance with Municipal Land Use Law.
