NOTICE OF HEARING
Township of Washington Planning BOARD
PLEASE TAKE NOTICE THAT R&R Group Development LLC ("Applicant"), seeks subdivision approval to create six (6) lots from two (2) existing lots for the development of five (5) single-family homes and one (1) lot for storm water management at 111 Ganttown Road, Block 111.09, Lots 7.03 and 7.04, Washington Township, Gloucester County, New Jersey (the "Property"). Applicant is the owner of the Property which is located in the O-1 (Office Residential) zoning district where single-family detached residential dwellings are permitted.
In connection with this application, Applicant requests bulk variance relief for the following: (a) minimum lot area where 23,000 S.F. is required and minimum of lot areas of 8,909.42 S.F., 8,137.50 S.F., 8,137.50 S.F., 8,137.50 S.F., 8,571.50 S.F. and 13,280.20 S.F. are proposed; (b) minimum lot width where 100 ft. is required and minimum lot widths of 68.36 ft., 75 ft., 75 ft. 75 ft., 79 ft. and 49.08 ft. are proposed; (c) minimum lot depth where 200 ft. is required and minimum lot depths of 166.08 ft., 108.50 ft., 108.50 ft., 108.50 ft., 108.50 ft. and 239.91 ft. are proposed; (d) maximum lot coverage (bldg.) where 20% is required and maximum lot coverage of 14.14%, 21.13%, 21.13%, 21.13%, 20.06% and 0% are proposed; and (e) minimum front yard setback where 50 ft. is required and minimum front yard setbacks of 31 ft. for the five building lots and 0 ft. for the lot for stormwater management are proposed.
Applicant also requests any other variances, waivers, exceptions, or other relief the Washington Township Planning Board deems necessary and/or appropriate.
Any persons interested in the application will be given an opportunity to be heard at the Washington Township Planning Board meeting to be held on Tuesday, October 7, 2025 at 6:00 p.m., in the Washington Township Municipal Building, 523 Egg Harbor Road, Sewell, New Jersey 08080 – Main Council Room A. At such time, you may appear and present any comments with respect to the application.
The application, plans, and all documents related to the proposed project are available for public inspection prior to the public hearing during normal business hours in the office of the Planning and Zoning Department at the Municipal Building, 523 Egg Harbor Road, Sewell, New Jersey 08080.
This Notice is being published in accordance with Municipal Land Use Law.
