NOTICE OF HEARING
BERLIN TOWNSHIP
PLANNING AND ZONING BOARD
TO WHOM IT MAY CONCERN:
In compliance with the pertinent provisions of the Township of Berlin Zoning and Land Development Ordinance, and the New Jersey Municipal Land Use Act, N.J.S.A. 40:55D-1 et seq., notice is hereby given that a written application has been filed by the undersigned Applicant with the Township of Berlin Planning and Zoning Board for minor subdivision approval, together with any and all other variances or waivers the Board may reasonably require in the exercise of its discretion, and without further public notice, in order to permit the undersigned Applicant to subdivide the existing Lot 2 in Block 1903, currently comprised of 42,246 s.f. and improved with one (1) single-family home, into two new lots of record, whereby Proposed Lot 2.01 will be comprised of 22,250 s.f. consisting of the vacant, wooded portion of the parcel and Proposed Lot 2.02 will be comprised of 19,996 s.f. consisting of the portion of the parcel containing the single-family home. The proposed development pertains to the property shown as Lot 2 in Block 1903 on the Berlin Township Tax Map, which property is located at 307 Fairview Avenue in the Township of Berlin, Camden County, New Jersey.
Public hearing on the above-mentioned application filed with the Berlin Township Planning and Zoning Board has been scheduled for November 18, 2025, at 5:30 P.M. in the Township of Berlin Municipal Building, 135 Route 73 South, West Berlin, NJ 08091, at which time and place any interested party (as defined in N.J.S.A. 40:55D-4) will have an opportunity to be heard.
All documents relating to this application may be inspected by the public during regular business hours in the Office of the Land Use Secretary located at the Township of Berlin Municipal Building, 135 Route 73 South, West Berlin, NJ 08091. Please take further notice that the Board may, in its discretion, adjourn, postpone or continue said hearing from time to time and you are hereby notified that you should make diligent inquiry of the Office of the Land Use Secretary concerning such adjournments, postponements or continuations.
