NOTICE OF HEARING
GLOUCESTER TOWNSHIP ZONING BOARD OF ADJUSTMENT
PLEASE TAKE NOTICE THAT R&R Group Development LLC ("Applicant"), seeks preliminary and final major site plan approval, bulk variance relief and d(5) variance relief for maximum density to develop a 5-unit townhouse dwelling with parking on the property located at 2120 and 2136 Sicklerville Road, also identified as Block 19502, Lots 26 and 27, Gloucester Township, New Jersey (the "Property"). Applicant is the purchaser under contract of the Property. The Property is located in the Residential Attached (RA) zoning district where townhouses dwellings are permitted.
Applicant seeks bulk variance relief for: (a) setback from tract perimeter (street) where 75 ft. is required and 38.4 ft. is proposed; (b) setback from tract perimeter (other) where 50 ft. is required and 24.4 ft. is proposed; and (c) maximum building height where 35 ft. is required and 37.2 ft. is proposed.
Applicant also seeks bulk variance relief from existing, non-conformities for: (d) tract size where 10 acres is required, 0.825 acres is existing/proposed; (e) buildable land area of tract where 5 acres is required and 0.825 acres is existing/proposed; and (f) tract frontage where 300 ft. is required and 213.81 ft. is existing/proposed.
Applicant further seeks a d(5) variance relief for maximum density where 3 dwelling units per acre are permitted and 6 dwelling units per acre is proposed.
Applicant also requests any variances, waivers, exceptions or other relief that the Gloucester Township Zoning Board of Adjustment deems necessary and/or appropriate.
Any person interested in the application will be given an opportunity to be heard at a public hearing of the Gloucester Township Zoning Board of Adjustment on Wednesday, May 27, 2026 at 7:00 p.m. in the Council Room at 1261 Chews Landing-Clementon Road, Laurel Springs, New Jersey. At such time, you may appear and present any comments with respect to the application. The application and all documents related to the proposed project are available for public inspection prior to the public hearing Monday through Thursday, during normal business hours (8:00 a.m. to 5:30 p.m.) at the Community Development Office at at 1261 Chews Landing-Clementon Road, Laurel Springs, New Jersey.
This Notice is being published in accordance with Municipal Land Use Law.
