NOTICE OF HEARING
PLEASE TAKE NOTICE that the undersigned has filed an application or appeal for development with the Land Use Board of the Borough of Emerson as hereinafter described, to permit the following:
Erect an add-a-level addition to the single-family home located at 12 Hollywood Avenue, which constitutes an expansion of an existing non-conforming residence. The subject property is commonly described as 12 Hollywood Avenue, Emerson, NJ, and designated as Lot 511 Block 7 on the Borough Tax Map, and notice has been sent to owners of properties located within two hundred (200) feet of the subject property.
Emerson zoning requires a side yard setback of 15ft and 35ft combined on both sides. The add-a-level is being proposed at 7ft on one side and 19ft on the other for a total of 26ft. Approval from 290-36 is required, and a bulk variance from 290-23 Schedule 1 is required for the side yard setback and any other relief or variance that might be necessary.
TAKE FURTHER NOTICE that the undersigned seeks the following relief: To the extent the application gives rise to other variances or design waivers that are presently unknown, applicant shall be seeking approval for them as well.

All persons or property owners interested in this application will be heard at the aforesaid time and place. You may appear in person or by attorney and present any objections which you may have to the granting of the subject application or appeal.
All documents relating to this application may be inspected between the hours of 8:30 A.M. and 4:30 P.M. in the office of the Borough Clerk, Emerson Borough Hall, 146 Linwood Avenue, Emerson, New Jersey, and/or on the Emerson website under Land Use Board.
