NOTICE OF HEARING
UPPER DEERFIELD TOWNSHIP PLANNING BOARD
PLEASE TAKE NOTICE THAT ARCR Home Builders, LLC ("Applicant") seeks use and bulk variance relief to permit construction of two (2) single-family residential dwellings (one on each lot) at 709 and 711 Irving Avenue, Block 2802, Lot 15 and 14, Upper Deerfield Township, Cumberland County, New Jersey (the "Property"). Applicant is the owner of the Property.
The Property is located in the Agricultural (A) zoning district where single-family residential dwellings are not permitted, therefore, Applicant requests 'd' use variance relief.
Applicant further seeks bulk variance relief for: (a) lot size where one (1) acre is required and 0.73 acre (709 Irving Avenue) and 0.72 acre (711 Irving Avenue) are proposed; and (b) lot width where 150 ft. is required and 140.00 (711 Irving Avenue) is proposed.
Applicant also requests any variances, waivers or exceptions that the Upper Deerfield Township Planning Board may deem necessary and/or appropriate.
Any person interested in the application will be given an opportunity to be heard at a public hearing of the Upper Deerfield Township Planning Board on Monday, July 13, 2026 at 7:00 p.m. at the Municipal Building, 1325 Highway 77, Seabrook, New Jersey 08302. At such time, you may appear and present any comments with respect to the application. The application and all documents related to the proposed project are available for public inspection prior to the public hearing Monday through Friday, during normal business hours (9:00 a.m. to 4:30 p.m.) at the Municipal Building, 1325 Highway 77, Seabrook, New Jersey 08302.
This Notice is being published in accordance with Municipal Land Use Law.
