NOTICE OF HEARING THOWNSHIP OF ROXBURY
Please take notice that on the ____20th_____day of ____October, __2025, at 7:00 p.m., a hearing will be held before the Roxbury Township Zoning Board of Adjustment on the appeal/application of the undersigned for variance(s) or other relief so as to permit: the construction of a 160 square foot addition one story workshop addition at the open area at the back right corner of our existing single family house on the premises located 16 Carol Drive, Succasunna, NJ 07876 and designated as Block(s) 1604 lot(s) 12 on the Roxbury Township Tax Map.
Variances are required from the following:
§ 13-7.13. R-3 RESIDENCE DISTRICT.
§ 13-7.1301. Required Conditions. [Ordinance No. 10-10]
The following requirements must be complied with in the R-3 Residence District:
D. Area, Yard and Building Requirements.
1. Minimum lot area: fifteen thousand (15,000) square feet. Proposed 9,670.32 square feet.
2. Minimum lot width at setback:
(a) Interior and cul-de-sac lots: one hundred (100) feet. Proposed 78 feet.
3. Minimum lot frontage.
(a) Interior lots: ninety (90) feet. Proposed 75 feet.
6. Minimum side yard setback:
(a) Principal building: each side yard at least ten (10) feet, and aggregate of both side yards at least twenty (20%) percent of lot width at setback. Proposed 7.6 / 9.0 feet.
(b) Accessory building: five (5) feet. Proposed 0.4 feet.
8. Maximum impervious and building coverage:
Maximum impervious coverage: twenty-five (25%) percent of lot area. Proposed 30.9%.
Maximum building coverage: fifteen (15%) percent of lot area. Proposed 20.0%.
And such other relief as may be required, including any variances or waivers deemed necessary by the Board or its professionals during review of the application.
