NOTICE OF HEARING
ZONING BOARD OF ADJUSTMENT
BOROUGH OF CLIFFSIDE PARK
PLEASE TAKE NOTICE that Frank Pasquale, an individual, will make application before the Zoning Board of Adjustment of the Borough of Cliffside Park, located at 525 Palisade Avenue, Cliffside Park, New Jersey 07010 (hereinafter the "Board") at its regularly scheduled meeting on April 22, 2026 at 6:00 p.m. for site plan approval and variance relief, as well as any other relief required by the Ordinances of the Borough of Cliffside Park relating to premises located at 545 Gorge Road, Cliffside Park, New Jersey also known as Lot 10 in Block 3503. The Applicant proposes to add a third floor and renovate the second floor of an existing Four-Family Dwelling. The premises are located in the R-3 Zone.
In addition to seeking site plan approval, the Applicant shall also seek the following Variances from the Ordinances of the Borough of Cliffside Park:
MINIMUM LOT AREA (PRE-EXISTING CONDITION): The Ordinance(s) of the Borough of Cliffside Park prescribe a minimum lot area of 10,000 sq ft, where Applicant proposes 4,401 sq ft;
MINIMUM LOT WIDTH (PRE-EXISTING CONDITION): The Ordinance(s) of the Borough of Cliffside Park prescribe a minimum lot width of 100 ft, where Applicant proposes 43.38 ft;
MINIMUM FRONT YARD: The Ordinance(s) of the Borough of Cliffside Park prescribe a minimum front yard of 25 feet., where Applicant proposes 12.79 feet;
MINIMUM SIDE YARD: The Ordinance(s) of the Borough of Cliffside Park prescribe a minimum side yard of 10 ft (left side) and 10 ft (right side), where Applicant proposes 0.5 ft (left side) and 7.58 (right side);
MAXIMUM LOT COVERAGE: The Ordinance(s) of the Borough of Cliffside Park prescribe a maximum lot coverage of 50%, where Applicant proposes 88.83%; and
PARKING: The Ordinance(s) of the Borough of Cliffside Park prescribe a minimum parking requirement of 8 cars, where applicant proposes 5 cars.
The Applicant shall also seek such other variances and/or waivers of design standards as required by the Board, its engaged consultants, the applicable Ordinances of the Borough of Cliffside Park and the New Jersey Residential Site Improvement Standards.
The application and plans are on file at the Cliffside Park Municipal Complex located at 525 Palisade Avenue, Cliffside Park, New Jersey 07010. Interested persons may view said documents during normal business hours, Monday through Friday from 8:30 am to 4:30 pm.
