PLEASE TAKE NOTICE that Chinmaya Mission Tri-State Center (the "Applicant") has applied to the Branchburg Township Zoning Board of Adjustment (the "Board") for Preliminary/Final Major Site Plan approval with use and bulk variances for the expansion of the existing buildings (the "Application") located at 1941 Holland Brook Road, Branchburg Township, which is designated as Block 70, Lot 24.02 on the Branchburg Township Tax Map and located in the OL Zone (the "Property"). You are receiving this notice because you are the owner of property within 200 feet of the Property.
This Application is on the Board's Agenda and an in-person public hearing has been scheduled for July 7, 2026, at 7:30 P.M. at the Branchburg Township Municipal Building, 1077 Highway 202 North, Branchburg Township, NJ 08876.
The Property consists of approximately 1.44 acres and has frontage on Holland Brook Road and Route 202 South. The Property includes the existing non-conforming conditions: lot area; lot frontage; structure setbacks from the lot line, public road, and residential zone; and parking setbacks from the lot line and residential zone. Additionally, the existing use as a religious school is not permitted in the OL Zone, but received a Certificate of Use.
The Applicant is seeking approval to construct a 420 square foot second floor addition on the rear of the existing building (west elevation) and a 792 square foot first floor addition in the open area between the two sections of the existing building. The rear addition is proposed to be used as an entry lobby to the existing religious school. The 792 square foot addition is proposed to be a common room and another entrance to the existing religious school. The total additional space of 1,212 square feet will not be used to accommodate more people, but rather to make the space more functional. The Applicant seeks preliminary and final major site plan approval and the following variance relief:
1. Use variance relief for the expansion of a nonpermitted use as a religious school, daycare, and residential structure previously granted approval pursuant to N.J.S.A. 40:55D-70(d)(1);
2. Use variance relief for the expansion of a pre-existing nonconforming religious school, a use no longer permitted in the OL zone, pursuant to N.J.S.A. 40:55D-70(d)(2);
3. Bulk variance relief for a pre-existing non-conforming structure setback of 11.4 feet to the lot line, public road, and residential zone, whereas the minimum required structure setback from a lot line is 100 feet, from a public road is 200 feet, and from a residential zone is 250 feet;
4. Bulk variance relief for a proposed parking area setback of 5.5 feet to the lot line and residential zone, whereas the existing parking area setback is 20.1 feet, and the minimum required parking area setback is 50 feet to a lot line and 100 feet to a residential zone;
5. Bulk variance relief for a proposed impervious coverage of 58.3%, whereas the existing impervious coverage is 41.4%, and the maximum permitted impervious coverage is 50%; and
6. Any additional variance, design waiver/site plan exception, or other relief determined to be necessary.
All plans and related documents and any other materials related to this Application are on file at the Municipal Building, Planning and Zoning Department, 1077 Highway 202 North, Branchburg, NJ 08876, and may be inspected by interested persons during normal business hours. This public notice is provided as required by N.J.S.A. 40:55D-12.
