NOTICE OF MORTGAGE FORECLOSURE SALE
Default having been made in the payment of the indebtedness secured by that certain Mortgage delivered to Trustmark Bank, a Mississippi banking corporation f/k/a Trustmark National Bank, and executed by Wang-Beem, LLC, an Alabama Limited Liability Company, which said mortgage is dated January 28, 2022, and recorded in Mortgage Book 2022, Page 11558 (the "Mortgage"), in the Office of the Judge of Probate, Tuscaloosa County, Alabama; the undersigned, as Mortgagee, under and by virtue of the power of sale contained in said Mortgage and as authorized under Alabama law pursuant to section 35-10-1 et seq. of the Alabama Code, will sell at public outcry to the highest bidder for cash at what is considered for purposes of foreclosure sales, the main entrance of the Tuscaloosa County, Alabama Courthouse, located at 714 Greensboro Avenue, Tuscaloosa, Alabama 35401, between the hours of 11:00 a.m. and 4:00 p.m. on March 30, 2026, the following real estate situated in Tuscaloosa County, Alabama:
A parcel of land situated in the SW ¼ of the SE ¼ of Section14, Township 22 South, Range 10 West, Tuscaloosa County, Alabama, said parcel being more particularly described as follows: Commence at the Southwest corner of said Section 14; thence, run South 86 degrees 44 minutes 06 seconds East along the South boundary of said Section 14 a distance of 2019.44 feet thence, run North 09 degrees 42 minutes 39 seconds East a distance of 314.50 feet thence, run South 81 degrees 24 minutes 41seconds East a distance of 1154.28 feet to a point on the curving West right-of-way of Alabama Highway No. 69, said curve being concave Eastwardly with a radius of 11584.16 feet and a delta angle right of 01 degree 09 minutes 06 seconds (for this segment); thence, run along said curving right-of-way an arc distance of 232.86 feet to the POINT OF BEGINNING (the chord subtending said arc bearing North 17 degrees 34 minutes 15 seconds East a distance of 232.86 feet); thence, run North 81 degrees 24 minutes 41 seconds West a distance of 196.37 feet thence, run North 08 degrees 40 minutes 28 seconds East a distance of 183.12 feet thence, run South 81 degrees 19 minutes 32 seconds East a distance of 183.07 feet, thence, run South 70 degrees 59 minutes 18 seconds East a distance of 44.56 feet to a point on the curving West right-of-way of Alabama Highway No. 69, said curve being concave Eastwardly with a radius of 11584.16 feet and a delta angle left of 00 degrees 52 minutes 40 seconds (for this segment); thence, run along said curving right-of-way an arc distance of 177.48 feet to the POINT OF BEGINNING (the chord subtending said arc bearing South 18 degrees 35 minutes 08 seconds West a distance of 177.48 feet). Being a part of Lot 1 of Resurvey of Bailey Subdivision, a map or plat of which is recorded in Plat Book 2000, at Page 94 in the Probate Office of Tuscaloosa County, Alabama.

This sale will be made for the purpose of paying the indebtedness described in and secured by said Mortgage and related loan documents, the charges as provided therein and the expenses of foreclosure, including reasonable attorneys' fees, and the proceeds of such sale will be applied in accordance with the terms and conditions of said Mortgage and related loan documents.
