NOTICE OF MORTGAGE FORECLOSURE SALE
Default having been made in the terms and conditions of certain mortgages made by Becky Beauchine Kulka, address is 6137 Cottage Dr., Haslett, MI 48840 ("Mortgagor") to The Dart Bank, 368 Park St., P.O. Box 40, Mason, Michigan 48854 ("Mortgagee"), dated October 11, 2018 and recorded in the office of the Ingham County, Michigan Register of Deeds recorded at Instrument #2018-035742 and recorded on October 17, 2018. There now being claimed to be due on said mortgages and related notes, the sum of Ninety-Five Thousand Five Hundred Forty-Two and 01/100 Dollars ($95,542.01) as of January 5, 2026 with interest accruing at $18.18 Per Diem per day thereafter, plus expenses and attorneys' fees. No suit or proceedings at law or in equity having been instituted to recover the debt secured by said mortgages or any part thereof;
Now therefore by virtue of the power of sale contained in said mortgage and pursuant to the statute of the State of Michigan in such case made and provided, NOTICE is hereby given that on Thursday, April 16, 2026 at 10:00 a.m., said mortgage will be foreclosed by sale at public auction to the highest bidder at the Veterans Memorial Courthouse 313 W. Kalamazoo, Lansing, Michigan, 48933, (that being the place of the Ingham County Circuit Court) of the premises described in the mortgage, or so much thereof as may be necessary to pay the amount due, as set forth above, on said mortgage, with interest thereon at the rate of 6.49% on the Promissory Note and all legal costs, charges and expenses, including the attorney fee allowed by law, and also any sums which may be paid by the undersigned necessary to protect the undersigned's interest in the premises;
The property is located in the Township of Meridian, County of Ingham, State of Michigan, and is more particularly described as:
Lot 10, Sunset Cove, Meridian Township, Ingham County, Michigan, according to the recorded plat thereof, as recorded in Liber 8 of Plats, Page 9, Ingham County Records.

The Redemption period shall be SIX (6) MONTHS from the date of such sale pursuant to MCL 600.3240(8), unless: (a) determined abandoned according to MCL 600.3240(11) and 600.3241a in which case the redemption period shall be thirty (30) days from the date of such sale; or (b) sheriff's deed is not recorded within twenty (20) days from the date of sale, then the redemption period shall be SIX (6) MONTHS from the date of recording of the Sheriff's Deed.
If Property is sold at a foreclosure sale under Act 236 of 1961 Chapter 32, under section 3278 (MCLA 600.2378) the borrower will be held responsible to the person who buys the property at the mortgage foreclosure sale or to the mortgage holder for damages to the property during the redemption period MCL §600.3212 (Public Act 302 of 2011; MCLA 3205a).
