NOTICE OF MORTGAGE FORECLOSURE SALE
Default having been made under the terms of that certain Mortgage, Assignment of Rents and Leases, Security Agreement and Fixture Filing dated executed by Alum Tuscaloosa, LLC in favor of TLC Investor LLC, recorded in Book 2024, Page 77964 (the "Mortgage") in the Office of the Judge of Probate of Tuscaloosa County, Alabama (the "Probate Court"), under and by virtue of the power of sale contained in the Mortgage and as authorized under Alabama law pursuant to section 35-10-1 et seq. of the Alabama Code, will sell at public outcry to the highest bidder for cash in front of the main entrance of the Tuscaloosa County Courthouse in Tuscaloosa, Alabama, on June 22, 2026 during the legal hours of sale the following real estate situated in Tuscaloosa County, Alabama, to wit:
Lot 1 of Life on Fourth Subdivision being a resurvey of Lots 1 & 2 Temerson Square & Vacated Rights of Way as recorded in Plat Book 2021, Page 193 of the Records of the Probate Judge in Tuscaloosa County, Alabama.
This sale is made for the purpose of paying the indebtedness secured by the Mortgage as well as the expenses of foreclosure.
This property will be sold on an "as is, where is" basis, subject to any easements, encumbrances, and exceptions reflected in the records of the Probate Court. This property will be sold without warranty or recourse, expressed or implied as to title, use, and/or enjoyment and will be sold subject to the right of redemption of all parties entitled thereto.
The undersigned reserves the right to bid for and purchase the property and to credit its purchase price against the expenses of sale and the indebtedness secured by the property. This sale is subject to postponement or cancelation.
