NOTICE OF MORTGAGEE'S SALE OF REAL ESTATE
993 Main Street, Leicester, MA 01524
By virtue and in execution of the Power of Sale contained in a certain mortgage given by 993 Main Street LLC to RBI Private Lending LLC, dated January 30, 2025, and recorded with the Worcester County (Worcester District) Registry of Deeds in Book 71602 at Page 153, of which mortgage the undersigned is the present holder by an assignment of mortgage from RBI Private Lending LLC to PACIFIC LIFE INSURANCE COMPANY, dated February 12, 2025, and recorded at said Deeds in Book 72307, Page 353. For breach of the conditions of said mortgage and for the purpose of foreclosing the same will be sold at Public Auction at 11:00 A.M. on the 15th day of April 2026, at 993 Main Street, Leicester, MA 01524, all and singular the premises described in said mortgage,
To wit:
The land in said Leicester, Worcester County, Massachusetts with the buildings thereon, located at 993 Main Street and commonly known as "Lane Hall", being shown as Map 20C, Block A12, Lot 0 on the Town of Leicester's Assessor's records, and also being shown as "Lane Hall #993 47,216 SF. Remaining Land" on a plan entitled "Plan of Land at South Main St., Main St., Market St., & Flint Way, Leicester, MA, Prepared for Owner: Inhabitants of the Town of Leicester, Scale: 1"=40', Date: September 8, 2022, Prepared By Tauper Land Survey, Inc." recorded at the Worcester District Registry of Deeds in Plan Book 966, Plan 64, and being further bounded and described according to said plan as follows:
Beginning at the most northwesterly corner on Main Street of the lot herein described;
Thence N. 84° 29' 55" E. a distance of 80.60 feet along said Main Street to a point;
Thence S. 8° 29' 42" E. a distance of 400.88 feet along remnants of a stonewall to a point at Parcel A shown on said recorded plan;
Thence S. 76° 47' 01" W. a distance of 129.57 feet along said Parcel A to a point in a stonewall at land now or formerly of Rozell, the previous two courses also being along land now or formerly of the Grantor;
Thence N. 17° 07' 14" W. a distance of 223.52 feet along land now or formerly of said Rozell, partially on stonewall to a corner at land now or formerly of said Grantor;
Thence N. 77° 51' 43" E. a distance of 21.98 feet partially along land now or formerly of said Grantor and Parcel B shown on said recorded plan to an iron rod;
Thence N. 79° 33' 59" E. a distance of 60.26 feet along land now or formerly of said Grantor to an iron pipe in a boulder;
Thence N. 8° 29' 42" W. a distance of 191.24 feet to the point of beginning.
Subject to all restrictions described in deed recorded in Book 69860, Page 64.

Being the same premises conveyed to 993 Main Street LLC by deed recorded with the Worcester County (Worcester District) Registry of Deeds in Book 69991, Page 228, reference to which deed may be had for a more particular description of the premises.
Premises to be sold and conveyed subject to and with the benefit of all rights, rights of way, restrictions, easements, covenants, liens or claims in the nature of liens, improvements, public assessments, any and all unpaid taxes, tax titles, tax liens, water and sewer liens and any other municipal assessments or liens or existing encumbrances of record which are in force and are applicable, having priority over said mortgage, whether or not reference to such restrictions, easements, improvements, liens or encumbrances is made in the deed.
Terms of sale: A deposit of ten thousand dollars ($10,000) by certified or bank check will be required to be paid by the purchaser at the time and place of sale. The balance is to be paid by wire transfer to Demerle & Associates P.C., 10 City Square, 4th Floor, Boston, MA 02129 within thirty (30) days from the date of sale. Deed will be provided to purchaser for recording upon receipt in full of the purchase price. In the event of an error in this publication, the description of the premises contained in said mortgage shall control.
