NOTICE OF MORTGAGEE'S SALE OF REAL ESTATE
By virtue and in execution of the Power of Sale contained in a certain Commercial Mortgage Deed and Security Agreement and Collateral Assignment of Leases and Rents given by Arawak Enterprises LLC to D'Amico Lending, LLC dated March 12, 2025 and recorded with the Worcester County (South) Registry of Deeds (the "Registry") in Book 71736 at Page 286, as assigned via an Assignment of Commercial Mortgage Deed and Security Agreement and Collateral Assignment of Leases and Rents recorded with the Registry in Book 71825, Page 380, of which mortgage the undersigned is the present holder, for breach of the conditions of said Commercial Mortgage Deed and Security Agreement and Collateral Assignment of Leases and Rents and for the purpose of foreclosing the same will be sold at Public Auction at 11 o'clock A.M. on the 21st day of January, 2026 at 660 Spring Street, Winchendon, Massachusetts, all and singular the premises described in said mortgage,

A certain parcel of land, with the buildings thereon, on the northerly line of Route 12, Spring Street in Winchendon, Worcester County, Massachusetts, being shown as Lot A on plan entitled "Plan of Land in Winchendon, MA, prepared for Ronald J. Lebreton & Joseph A. Lebreton" dated December 21, 1997, Vorce, Soney and Associates, Inc., Land Surveyors, which plan is recorded with Worcester District Registry of Deeds, Plan Book 724, Plan 72, bounded and described as follows:
Commencing at a p-k spike set in the northerly line of Route 12, Spring Street, at the southwesterly corner of Lot B shown on said plan;
THENCE North 4248'37" East, by Lot B shown on said plan, 259.10 feet to an iron pin;

THENCE Northwesterly by the north bank of the Millers River, 554 feet, more or less to a point in line of land of the Town of Winchendon;
THENCE South 0230'50" West, by said Town of Winchendon land, 825.30 feet to a point;
THENCE South 1211'57" West by said Town of Winchendon land, 90.89 feet to a point;
THENCE by a curve to the right having a radius of 1,868.61 feet by Town of Winchendon land, 4.353 feet to a point at a corner land of the Boston and Maine R.R.;
THENCE South 3604'23" West, by said Boston & Maine R.R. land, 82.50 feet to a point in line of land of the Town of Winchendon;
THENCE, by a curve to the left having a radius of 1,951.11 feet by Town of Winchendon ;land 40.68 feet to an iron pin;
THENCE, South 1211'57" West by said Town of Winchendon land, 42.10 feet to an iron pin in the northerly line of Route 12, Spring Street;
THENCE South 4346'39" East by the northerly line of Route 12, Spring Street, 83.88 feet to a point;
THENCE by a curve to the left having a radius of 3,167.00 feet by northerly line of Route 12, Spring Street, 191.91 feet to a spike and the place of beginning.
Containing 14.6 acres.
Terms of sale: A deposit of ten thousand dollars ($10,000) by certified or bank check will be required to be paid by the purchaser at the time and place of sale. The balance is to be paid by certified or bank check at the offices of Clavell & Associates, P.C., 355 Union Street, New Bedford, MA 02740 within thirty (30) days from the date of sale. Deed will be provided to purchaser for recording upon receipt in full of the purchase price. In the event of an error in this publication, the description of the premises contained in said mortgage shall control.
