By virtue and in execution of the Power of Sale contained in a certain mortgage given by Gerald A. McAlister a/k/a Gerald McAlister to Mortgage Electronic Registration Systems, Inc., as mortgagee, as nominee for Freedom Mortgage Corporation, its successors and assigns dated December 19, 2016, recorded at the Worcester County (Worcester District) Registry of Deeds in Book 56520, Page 35, as affected by loan modification agreement dated February 4, 2025, and recorded April 3, 2025, and recorded in Book 71816, Page 1; said mortgage was then assigned to Freedom Mortgage Corporation by virtue of an assignment dated June 19, 2018, and recorded in Book 60036, Page 125; said mortgage was then assigned to Nationstar Mortgage LLC d/b/a Mr. Cooper by virtue of an assignment dated January 21, 2022, and recorded in Book 66990, Page 277; said mortgage was then assigned to Lakeview Loan Servicing, LLC by virtue of an assignment dated March 4, 2022, and recorded in Book 67227, Page 189; of which mortgage the undersigned is the present holder for breach of conditions of said mortgage and for the purpose of foreclosing the same will be sold at PUBLIC AUCTION at 11:00 AM on February 10, 2026, on the mortgaged premises. The land in North Brookfield, Worcester County, Massachusetts, being a certain parcel of land with the buildings thereon situated on the easterly side of Elm Street, and bounded and described as follows:
Beginning at the northwesterly corner thereof on the easterly side of Elm Street at a stone wall at land formerly of the Winter Estate now or formerly of Francis Lee; thence north 37 ½ ° east by a stone wall and by land of said Lee five hundred forth nine (549) feet to land now or formerly of the north
Brookfield Railroad, thence southerly by land of the north Brookfield Railroad three hundred eighty three (383) feet to a fence at land formerly of Patrick J. Doyle; thence south 69 1/2° west by a fence and by land formerly of said Doyle four hundred sixty nine (469) feet to the easterly line of Elm Street;

Subject to and with the benefit of easements, reservation, restrictions, and taking of record, if any, insofar as the same are now in force and applicable. In the event of any typographical error set forth herein in the legal description of the premises, the description as set forth and contained in the mortgage shall control by reference. Together with all the improvements now or hereafter erected on the property and all easements, rights, appurtenances, rents, royalties, mineral, oil and gas rights and profits, water rights and stock and all fixtures now or hereafter a part of the property. All replacements and additions shall also be covered by this sale.
