NOTICE OF MORTGAGEE'S SALE OF REAL ESTATE

NOTICE OF MORTGAGEE'S SALE OF REAL ESTATE By virtue and in execution of the Power of Sale contained in a certain mortgage given by Camila F. Reis to Mortgage Electronic Registration Systems, Inc. ("MERS"), as Mortgagee, as Nominee for OCMBC, Inc., its successors and assigns dated June 30, 2023, recorded at the Worcester County (Worcester District) Registry of Deeds in Book 69335, Page 276; said mortgage was then assigned to Athene Annuity and Life Company by virtue of an assignment dated February 20, 2025, and recorded in Book 71678, Page 20; said mortgage was then assigned to U.S. Bank Trust National Association not in its Individual Capacity but Solely as Owner Trustee for RCF 2 Acquisition Trust by virtue of an assignment dated February 2, 2026, and recorded in Book 73298, Page 140; of which mortgage the undersigned is the present holder for breach of conditions of said mortgage and for the purpose of foreclosing the same will be sold at PUBLIC AUCTION at 11:00 AM on June 17, 2026, on the mortgaged premises. The entire mortgaged premises, all and singular, the premises as described in said mortgage: TRACT 1: All parcels of land being located off Crestwood Drive in Gardner, Worcester County, Massachusetts, containing approximately 6.89 acres, more or less, and being owned by LaChance Builders, Inc. excepting, however, all parcels of land previously conveyed by deed or other instrument duly recorded in the Worcester District Registry of Deeds. TRACT 2: A certain parcel of land situated off the easterly side of Temple Street, in Gardner, Worcester County, Massachusetts, bounded and described as follows: BEGINNING at a heap of stones at the side of the wall at land now or formerly of Catherine J. Beaman; THENCE S. 53° W., on the wall, by said Beaman land, 219.12 feet to a comer of the wall; THENCE S. 49 ½° W., on a wall, by land formerly of Seneca Partridge, 165.66 feet to a stake in the comer of a wall; THENCE N. 34 ¼° W., by land formerly of Andrew W. Willis, on the line of a wall, 336.60 feet to a stake and stones in the southeast side of Foster Brook; THENCE down on the southeast side of said brook, by land of said Willis and land formerly of Sardis Fairbank, the bearing and distance by a straight line being S. 53 ½° W., 477.84 feet to a stake in the southeast side of said Foster Brook; THENCE N. 36° W., by said Beaman land and said Fairbank land, 1113.42 feet to a stake in the swamp; THENCE N. 51 ½° E., by land formerly of C. Webster Bush, 251.46 feet to a stake at the shore of the swamp; THENCE N. 41 ½° W., by said Bush land, 615.12 feet to a stake in the swamp; THENCE N. 50 ¼° E., by land now or formerly of Thomas Mulcahy, 570.24 feet to a stake and stones; THENCE N. 80° E., by land now or formerly of Eastman Alexander, 86.46 feet to a stake and stone; THENCE S. 36° E., by land now or formerly of Orlando Partridge, 2059.20 feet to the place of beginning. TRACT 3: Two parcels of land located off Saunders Street in Gardner, Worcester County, Massachusetts, being further described as follows: PARCEL #1 A lot of meadow land in said Gardner which is near the first-described tract of land in deed of Alina Pienimaa, otherwise known as Aliina Pienimaa to Emile M. Oja and Tyyne Oja dated April 8, 1942, and recorded with Worcester District Registry of Deeds in Book 2852, Page 5, and bounded and described as follows: BEGINNING at a stake at the southeasterly corner; THENCE E. 43° N. 22 rods (363 feet) to a stake and stones at land formerly of Seneca Partridge; THENCE easterly to a stake in the brook; THENCE W. 43° S. 22 rods to land formerly of Sardis Fairbanks; THENCE N. 39° W. to the first-mentioned bound. PARCEL #2 Another lot of meadow land in said Gardner near the above-described Parcel #I, bounded and described as follows: BEGINNING at a stake and stones at land formerly of Seneca Partridge in the brook; THENCE S. 39° E. to a stake and stones at land formerly of Sardis Fairbanks; THENCE W. 43° S. to a stake at land of said Fairbanks and land formerly of Moses Saunders; THENCE N. 39° W. to a stake and stones in said brook; THENCE E. 43° N. by said brook to the first-mentioned bound. TRACT 4: A certain parcel of land, with buildings and other improvements thereon, situated on the southeasterly side of Chapman Park, in Gardner, Worcester County, Massachusetts, shown on a plan entitled "Compiled Plan of Land prepared for Leo P. LaChance, Gardner, Mass., Scale: I inch = 100 feet, July 17, 1981, Michael S. Szoc, Surveyor" recorded in the Worcester District Registry of Deeds in Plan Book 578, Plan 79, and bounded and described as follows: BEGINNING at a northerly corner thereof at an angle in the southeasterly and northeasterly line of Chapman Park in line of land now or formerly of Joseph A. and Kathryn Drouin; THENCE southwesterly by the southeasterly line of Chapman Park, about 67 feet to a corner; THENCE the following three courses by land now or formerly of Verne R. and Theresa Hillman; easterly by a curve to the right having a radius of 20.0 feet, a distance of about 27 feet to the point of reverse curvature; still easterly by a curve to the left having a radius of 270 feet, a distance of about 122 feet; and southwesterly about 85.5 feet to the most northerly comer of land now or formerly of Herbert R. and Nellie A. Arsenault; THENCE southeasterly at an included angle of 91° by said Arsenault land and land now or formerly of Frank and Marcellina J. Alisauskas, about 645 feet to a corner; THENCE northeasterly at an included angle of 90° by land now or formerly of Theresa LaChance about 605 feet to a comer; THENCE northwesterly at an included angle of 90° by land now or formerly of LaChance Homes, Inc., 625 feet to a corner of a stone wall; THENCE westerly at an included angle of 132° 15' still by said LaChance Homes land 580 feet to a corner; THENCE southeasterly at an included angle of 34° 15' by land now or formerly of Richard P. and Nancy J. Landry and the aforementioned Drouin land about 247 feet to a comer; THENCE southwesterly by said Drouin land about 127 feet to a corner; THENCE northwesterly by a curve to the right having a radius of 220, a distance of 52 feet to angle in Chapman Park at the point of beginning. CONTAINING about 10-1/2 acres. Excepting that parcel of land containing about 789 square feet being conveyed to Thomas J. Cluin et ux by deed dated September 7, 1989 and being recorded in the Worcester District Registry of Deeds in Book 12330, Page 9. BUT EXCEPTING from the above-described premises the portion thereof conveyed to Verne R. Hillman, Jr. and Mary C. Hillman by deed of Grantor dated November 16, 2012, and recorded with the Worcester South District Registry of Deeds in Book 51621, Page 138. Meaning and intending to convey and hereby conveying the same premises conveyed to the Mortgagor by Deed recorded prior herewith.
