NOTICE OF PUBLIC HEARING BOROUGH OF FORT LEE ZONING BOARD
PLEASE TAKE NOTICE that Mojibola Adeshuko (hereafter, the "Applicant") will make application before the Zoning Board of Adjustment of the Borough of Fort Lee (hereafter, the "Board") at its regularly scheduled meeting on the 20th day of January 2026 at 7:30 p.m. at the Fort Lee Municipal Building, Council Chambers, located at 309 Main Street, Fort Lee, New Jersey for variance relief, as well as any and all other relief required by the Ordinances of the Borough of Fort Lee. The appeal is now Docket No. ZBA #3-26.
The property which comprises the subject matter of this application is known as 250 Washington Avenue, Fort Lee, New Jersey also known and designated as Lot 1 in Block 7054, as shown on the tax assessment maps of the Borough of Fort Lee. The property is located within the R-3A Zoning District. The Applicant proposes to raze the existing car port and shed to construct an addition/expansion to the existing two-family dwelling, including interior alterations. The ground and first floors are proposed as Unit 1, consisting of a family room, office, closet, one bedroom, powder room, mechanical room with laundry on the ground floor, and a living room, kitchen, one bedroom, master bedroom, three closets, full bathroom, and one-car garage on the first floor. The second and third floors are proposed as Unit 2, consisting of a study room, powder room with laundry, closet, kitchen with pantry, living room, and deck on the second floor, and two full bathrooms, two bedrooms, master bedroom, and four closets on the third floor. The dwelling will have a height of approximately 31.4 feet.
The Applicant will seek variance relief as follows:
• Minimum Lot Area: Applicant proposes 3,400 square feet, where applicable ordinances prescribes 5,000 square feet (existing non-conforming);
• Minimum Lot Area Per Dwelling Unit: Applicant proposes 1,700 square feet, where applicable ordinances prescribes 2,500 square feet (existing non-conforming);
• Maximum Building Coverage: Applicant proposes 41.6%, where applicable ordinances prescribes 30% (non-conforming);
• Maximum Lot Coverage: Applicant proposes 74.3%, where applicable ordinances prescribes 60% (non-conforming);
• Maximum Improved Lot Coverage (Front Yard): Applicant proposes 99%, where applicable ordinances prescribes 70% (existing non-conforming);
• Minimum Front Yard (Washington Avenue): Applicant proposes 5 feet, where applicable ordinances prescribes 20 feet (non-conforming);
• Minimum Side Yard – Corner Lot: Applicant proposes 1.42 feet, where applicable ordinances prescribes 12 feet (non-conforming);
• Minimum Side Yards - Both: Applicant proposes 10.02 feet, where applicable ordinances prescribes 14.5 feet (non-conforming);
• Minimum Rear Yard: Applicant proposes 20.1 feet, where applicable ordinances prescribes 25 feet (non-conforming);
• Maximum Floor Area Ratio: Applicant proposes 1.17, where applicable ordinances prescribes 1 (non-conforming);
• Attached Garage - Minimum Side Yard: Applicant proposes 1.42 feet, where applicable ordinances prescribes 3 feet (non-conforming).
The Applicant will also seek such other variances and/or waivers of design standards as required by the Borough of Fort Lee, its engaged consultants and applicable Ordinances of the Borough Fort Lee, including but not limited to, a continuation of all pre-existing nonconforming conditions, where applicable.
In addition to foregoing described approvals, the Applicant will also seek the Board's approval for any and all exceptions, waivers, variances and other incidental relief, including checklist waivers, that may be required or deemed necessary by the Board and/or it's professionals after or during its review of the application, together with any further relief that may be deemed necessary by the Applicant during the hearing process, including that which may be generated by way of revised plans and submissions of same.
Measurements, percentages and other calculations provided in this notice are in accordance with development plans filed with the application. Please note that to the extent plan and/or application revisions are made during the hearing process, these measurements, percentages and other calculations will likely change, as will the associated relief required. The Applicant reserves the right to amend its application accordingly.
Any interested party may appear at said hearing and participate therein in person or by agent or attorney and present any objections which you may have to the application and the granting of the relief sought in the application. The application and all plans are posted online and can be obtained via: fortleenj.org under the Zoning Board and then Board Applications section of the website and are on file in the Office of the Zoning Board, Borough of Fort Lee, located at 309 Main Street, Room 209, Fort Lee, New Jersey, and available for your review during the normal business hours from 8:30 a.m. to 4:00 p.m., Monday through Friday.
